With housing estates currently at Virginia and been proposed at Buckland Park and Two Wells, what town next.. St Kilda, Middle Beach or maybe Port Gawler.

They've got to get into closing the gaps and mid rise much more quicky to prevent this massive sprawl. Brisbane let it happen without infill and now it is everywhere - appearing and disappearing too frequently - outer suburbs just too far from CBD and all needed facilities. What keeps trhis going of course is cheaper land and thus housing.

Which will be getting rail line extensions (as per the 30 year plan), and is recent discussions the state government have decided to only allow major housing estates in these areas (and Gawler East) if the rail line is part of the project.

Unlike Virginia/Buckland Park/Two Wells which is still unmentioned. Heck we haven't even heard the state government talking about bus services to this area.

My retarded solution to this retarded idea: A 600m tall Residential tower so the residents can use parachutes to get to the nearest bus stop

I am against this proposed housing development because it is stupid and irresponsible. Why? There is no regular public transport, not enough employment areas nearby, lack of community facilities i.e shops, banks, doctor surgerys, parks, schools and police stations. Therefore residents will generally be forced to drive as far as Salisbury or Elizabeth, which is bad for the environment and peoples budgets.

I just looked at the place where buckland park is. Shouldnt this topic be in the Metro forum due to it being literally next to Virginia (a metro area) or is this a different Buckland park?

Virginia is not part of the Adelaide metropolitan area, it is located just beyond the boundary.

There's still more questions than answers so far. It's a chicken and egg situation with the EIS only coming to a reserved conclusion (which is no conclusion at all). The developers intend to run a 'community bus' that will link to the four services a day 900 bus at Virginia. But there's a question as to who will take over the costs of running this service after the developers wish to stop providing it. The Playford council don't wish to. The State wont until there's a sufficient number of residents out there to call for a service. The mention of the rail service is finger crossing on behalf of the developers, as the State has no plans to provide such.

So the bottom line is, unless this development gets past stage two there will be no PT or no school. There's no employment opportunities in the area, unless you count the planned shops (if they happen). The whole plan is still sounding like a car dependent slum in waiting.

I agree with the above but the wild card is if it becomes predominantly defence housing [v.close to Edinburgh] & so they don't have to rely on the traditional 1st homebuyer/new estate buyers [which may be limited].

Doubt it, the Playford Alive project and new estates around Blakeview (Delfin's Blakes Crossing), will already have the Defence housing stiched up. By the time this Buckland Park development gets up if it it does? Playford Alive will already be well established, the Army will already be settled at RAAF Base Edinburgh and there will be no to very little need for DHA (Defence Housing Authority) to worry about Buckland Park. After all 7RAR will be here this time next year anyway.

Is the Army Depot moving soon from Broadmeadows, according to the Playford Alive brochure the land will be used for housing. I have been past on the train and was suprised by how much land there is, i wouldnt mind this area being transformed into a high density TOD.

I haven't hardly considered objective arguments in this case because the subjective ones are so painfully overwhelming that my (limited) brain struggles to extend to rationality. It's a dreadful hole of a location in the middle of hideous flat wastelands that will be populated by residents who have to live there, rather than those who want to. It's cut off from the ocean because there are miles and miles of thick mangroves in the way, it's an entire day trip into town, and it will inevitably be filled with unattractive homes built by clueless people (propped up by artificial government incentives and hence really can't afford a home anyway) who manage to make a brand-new house look fifteen years out-of-date and show a complete and utter inability to maintain a respectable garden.

There, I said it.
