Drainage channels aren't much help when the river/tide is preventing water from flowing out anyway.

A NEW, 12,000-home suburb north of Adelaide, which will house 33,000 people, has been given the go-ahead.

More than 1300ha of land - more than twice the size of Mawson Lakes - has been rezoned for the Buckland Park development.

Acting Urban Development and Planning Minister Jack Snelling said the project, which would be developed over the next 15 to 20 years, had the potential to generate job opportunities in construction and provide benefits for the retail sector in nearby Virginia and beyond.

"Maintaining a pipeline of land zoned for residential housing helps to reduce pressure on prices and maintain a supply of affordable housing for South Australians," he said.

"The new homes will be close to jobs in Adelaide's north, including the employment-generating land at Edinburgh Park."

A major concern raised in the consultation process was the potential for odour from a nearby recycling site.

Mr Snelling said the most significant change from the draft Development Plan Amendment was to discourage development within 1km of Thompson Rd, which would be sensitive to the existing recycling business.

Stage 1 of the development will contain 614 housing allotments, one school site, a display village centre, shopping and community service hub.

The site will be developed by billionaire Lang Walker's Walker Corporation, also responsible for the Mt Barker Bluestone development.

Funny I've yet to see any industrial/commercial estates which promise 30k jobs but its perfectly fine to create a suburb with that many people every few years.

Plus all homes have river frontages*.

*which properties have this varies depending on the tide, time of day, how much rain we've had lately, etc.

Walker Corporation (group behind Buckland Park) is building an industrial estate near the RAAF base as well, although it's not exactly close either.

WORK on the north’s newest suburb Buckland Park will start late this year, its developer says.

Initial construction will include a new intersection on to Port Wakefield Rd, flood and stormwater management infrastructure, roads and parks.

Stage one, set to start in the second half of this year, will also include 614 housing allotments, one school site, a 32-home display village and a shopping and community hub.

The State Government approved the $2 billion residential development on December 23, rezoning 1340 ha from horticultural to residential.

Lang Walker, CEO of developers the Walker Corporation, said the project would create affordable housing and local employment.

“Buckland Park will offer a mix of aspirational and affordable housing, and a community where economic, social and environmental sustainability are paramount,” Mr Walker.

“We also expect 2200 jobs to be created annually for people working in the construction sector - lots of blue-collar jobs for tradespeople and construction workers, as well as jobs for professionals like town planners, architects, engineers and surveyors.”

Buckland Park will be built in stages over the next 25 years.

The first stage allotments are expected to be priced from $130,000.

By 2036, Buckland Park is expected to include:

12,000 homes;

33,000 residents;

four primary schools, two secondary schools and three neighbourhood centres;

transport options connecting residents to Salisbury and Elizabeth; and

employment areas for business and industry.

“We expect that over time Buckland Park will attract services, facilities and jobs which will benefit everyone in northern Adelaide,” Mr Walker said.

“The masterplan has plenty of space for ovals and parks, and we will be working with Playford Council to make sure recreation facilities are available for new and existing residents.”

The Walker Corporation has rejected criticism from SA Greens MLC Mark Parnell who said the development was “urban sprawl” and at risk of flooding from the Gawler River.

The company said a series of wide, landscaped channels would be created to contain and direct flood waters to the Thompson Outfall Channel at Legoe Rd, Buckland Park, where flood water would be discharged out to sea.

WHAT’S PROMISED

Buckland Park Stage One:

The Stage 1 land division includes:

614 house allotments, including 15 per cent affordable housing

Two parks

A primary school

A neighbourhood centre, including a supermarket, 10 speciality shops, a community centre, playground, sales office and carpark

A display village with 32 homes

Buckland Park Masterplan:

The project will cost more than $2 billion

It will be created in five stages over 25 years

The site is 1340 ha and spans 6km

There will be 12,000 new homes with an average block size of 500sq m
