Many of the property owners are looking to sell, but their unlikely to get a good price
given the current market conditions. There's some buildings with signs saying
'For Sale or For Lease'. It would take a brave investor to buy into that !

De-regulation of shop trading hours is still at least 12 months away as the current
Labor government is still living in the 1980's.

So as the amount of places for lease increases, rents go down. When rents go down, smaller businesses move in or new businesses start with lower overheads. If those businesses succeed and grow, they occupy more floor space, reducing places for lease. This creates demand, which increases lease costs.

On the other hand, they could always convert the office space into low-cost apartments with an internal makeover. That increases city population, creating higher demand for products in the city, reducing overall space for lease as new businesses move in.

It's all about perspective and seeking opportunities. Maybe it's the landlords we should be blaming, if all they are doing is sitting on their assets and not moving with the markets.

to pay so much rent.

Many of those businesses were suitable for the suburbs than the city, freeing up land for further development.

Some of the retail vacancies can be attributed to the advent of online shopping. But you can't tell me that it's good for Adelaide to have
so many vacancies. There would currently be a lot of frustrated business and property owners in Adelaide. It's a pretty sad situation for Adelaide
when basically the only good retail businesses in the CBD are the massage shops which provides more than just a massage.

We don't have the highest unemployment rate in Australia for nothing. I think the current economic situation in SA is an absolute disgrace.

I heard Syria is nice, maybe we should all move there because our situation is such "a disgrace". Or we could move to one of the Balkan countries, where unemployment is a low 35%! But here we are, sitting in economic slumville with unemployment at 6.8%, when those Spanish folk can rest easy at just 22%.



And don't even bother with facts and statistics that say that our employment numbers (numbers, not rate) increased at its strongest levels in 2016. Or let's ignore that an unemployment rate of 4-6% is considered healthy.



We have challenges ahead, yes. But governments should create conditions for employment, and businesses should create the jobs. Governments should not take credit for job creation, and people should give self-employment a go if they can't find a job themselves.

Hardly anyone on this forum will disagree that the state economy is going through a very challenging time. Your problem is that you are constantly focusing on negativity and coming up with ridiculous claims.

How's the valley of death going btw?

Challenging times, some of the unemployment and population growth numbers aren't great comparitive to the rest of the nation, but we are in a hell of a lot better nick than most of the OECD / Europe.

You could quite easily find 100 vacant ground level properties in the CBD. To be honest, I think the total would be close to 200. Hogs Breath Cafe on Gouger street, The Hampshire hotel, Hungry Jacks on Grenfell street, The Raglan hotel, Toll on Franklin street, PC Diy on Franklin street - just to name a few.

About the only shops that are opening are massage shops which aren't great for the city either. There's one near the Morphett street bridge which just expanded into the shop next door. There used to be a travel agent there 'Olympia Travel' before it also closed down.

In another sign of the gloomy times Nordburger is opening their 4th store in China Town (Moonta Street) formally the Hello Kitty Cafe. The store is currently being fit out.

Silk Laser Clinics are also opening up a shop front in the Mall where Hairhouse Warehouse is currently is - they are looking to relocate within the mall.

Read 'e book is getting ready to move out by next Friday in Preparation for Pandora in Adelaide Central Plaza - they are looking for another site but can't find a suitable one at the moment.
