Six-star green rating awarded to new Adelaide building under construction on Maughan Church site

A high-rise building under construction on the former Maughan Church site near the Adelaide Central Market will be the state's most environmentally friendly.

The U City project has been given a six-star green rating by the Green Building Council of Australia.

While Adelaide already has eight buildings with six-star green ratings, this project has also achieved South Australia's highest green score — 84.9 points of a possible 100.

The 20-storey multi-purpose building is expected to use 45 per cent less energy and 30 per cent less water than any other comparable new building.

The 1960s church building at the corner of Pitt and Franklin streets in the CBD was demolished amid some controversy in 2016, after Uniting Communities decided better use could be made of the site than doing significant maintenance work on its building.

The new build will have space for retirees and people with disabilities, while ensuring there will still be church services available.

Jamie Wallis from the Green Building Council of Australia, which awards the ratings, said the U City project's achievement was impressive.

"This is now the highest-rated design that we've seen emerge in South Australia," he said.

Uniting Communities chief executive Simon Schrapel is proud of the achievement.

"With a mix of specialist accommodation for people living with a disability, commercial spaces, retirement apartments, a function centre, retail and a range of social service offerings, the value of delivering SA's greenest building design is significant," he said.

"We are extremely proud to have received this honour.

"As an organisation we are committed to world's best practice as part of creating this unique community offering."

Benchmark for future development

SA Environment Minister Ian Hunter praised what he called an innovative venture which showed "incredible vision".

"I think it's a fantastic initiative which points the way for the future in terms of property development and management in this country," he said.

Mr Hunter said it was a worthwhile project despite some controversy over the former building on the site.

"It was a difficult decision for government, but heritage is not just about built heritage — it's also about a community heritage," he said.

"To have a community organisation, a faith organisation, continue its role in the same place, doing much the same sort of work for well over 100 years, is also a crucial part of our heritage."

The U City building will be finished early next year.
