I'm fairly pleased with the slight height increases - let's face it, 10 to 14 was always a bit on the low side given this is prime near central city real estate and with other buildings of same or higher height either in existence (quest, vue) or likely to be built in the not too distant future (eg courts precinct). Particularly given stage 2 and 3 will have north facing windows which due to the width of Sturt St and the new relatively low level 5/6 level Ergo stuff across the road are basically impossible to realistically build out.
This entire area is going to be radically different than it was just a couple of years ago... I've lived in this part of Adelaide for a decade and it's weird (in a good way) to think the awful old warehouse site and the big open air car park across the road are basically history.

Yeah it definately will be different, and with many more people then living in the area we should see enough demand to support some
good shops/restaurants/bars and cafes in the southern end of the CBD.......some of which are already planned for the ground floor of New Mayfield.
The Gilbert, Kings and Wright Street hotels (already great pubs) must be rubbing their hands together!

Wonder if the people in stage 2 get a refund if they don't want to live in a hotel. I can't see it being successful at sales with that concept in mind. The previous ones Altitude etc all turned into hotels after construction.

Stage 2 hasn't gone on sale yet.

if there's 200 hotel rooms in a 15 level building, that wouldn't leave much room for apartments.

Maybe. But i'm sure most hotel rooms are much smaller than the average 65-70sqm apartment. Maybe the 12 upper levels could be hotel rooms of 30-40sqm each, and the first 3 levels apartments. Who knows. Reckon it would be very possible.

The other thing I would be interested in knowing is - whether they have secured a hotel operator ?
If so, then you would think stage 2 would go ahead fairly quickly after approval from the DAC.

Return of the Tower Monster! Now Even Bigger!
Work has begun clearing the New Mayfield site between Sturt and Gilbert Streets, and it looks like the Stage 1 tower (the lowest, at 10 storeys, on Gilbert Street) may go ahead.
More alarming is the news that the developers, Sturt Land P/L, are applying to make major changes to the whole development.
With the revised plans, the 12 storey block on Sturt Street will increase to 15 storeys and incorporate a so-called “boutique” hotel (with 200 rooms!). The largest tower on Sturt Street will increase from 14 to 17, to accommodate additional apartments displaced by the planned hotel. The 10 storey Gilbert Street building will also increased - by 1.6 metres to incorporate energy equipment.
The affordable housing component will be eliminated. And car-park numbers are set to increase.
Approval for the original New Mayfield development was granted by the government’s Development Assessment Commission just weeks after the Capital City Development Plan Amendment, with its increased height limits and ‘catalyst site’ provisions, was put into interim operation in 2012, and before the only public meeting on the DPA had been held. The plans had been in preparation for months beforehand, and aligned perfectly with the amended Development Plan.
The revised plans will go before the Development Assessment Commission in April or May, and unfortunately we anticipate they will also be approved unopposed.
SWCRA’s objections to the development are naturally magnified by these revisions.
The massive development will overlook and overshadow the surrounding area even more so.
Local traffic, with hotel customers as well as shoppers and large numbers of residents using cars, will be further increased.
The developers have notified adjoining owners/occupiers, as well as other stakeholders including SWCRA, about the proposed revisions and there will be an Open House to view the plans on Sunday 29th March, between 11am and 3pm, at the New Mayfield Display Suite, 43 Sturt Street.

Oh my... those massive towers...
I'm a bit non-plussed about their issue with New Mayfield. For a start, it's quite a way from Whitmore Square. And the 'overlooking' issue is minimal. There are about a dozen townhouses on the block that might genuinely complain (and have done, btw), but only to the extent they have benefitted from living next to someone else's undeveloped property for a long time.
What else surrounds New Mayfield? Multi-storey public housing, the disgusting 'Ellex Medical' building which looks like 2 storey 1970s cheap with a massive (packed) car park out back, refurbished warehouses across Gilbert with commercial tenants, across Sturt brand new Ergo at around 6 or 7 levels... yeah, nah... I don't think this is worthy of their hysteria.
There's very little negative 'community impact' from something that cleans the area up and will bring passive surveillance, new retail and more pedestrian activity to the area.

not sure how accurate any of that information is. If true the lack of any affordable housing is a problem.
