That is a strikingly similar form. But the matte fins don't add anything and look rather tacky. A metallic finish would at least offer some worthwhile embellishment. Otherwise, I'd almost rather the fins were dispensed with altogether and they just do a fluted concrete à la Wakefield House.

This is a far better design than I anticipated but wrong for North Terace. That said, North Terrace is full of "wrong for North Terrace" buildings, so maybe it fits in eventually.
The comparison to Empire Melbourne is a good one, except on Empire the fins are angled.

Two things worth noting, however. First, they've persisted in depicting it with a sort of sandstone shade, so hopefully that's a commitment to not use raw concrete like Dwell. Secondly, if those fins are of a similar metallic reflectivity and quality to that used at Adelaide Oval, it could actually end up looking fairly impressive.
I'm certain it'll be treated concrete and metal fins.

Whilst I’m still on the fence with this one even given those recent renders, it actually looks like 3 AMP buildings (in original facade form) stacked on top of one another, except in beige colour, instead of the AMP building’s original marbled white colour...

The structural engineers, Hera Engineering, posted the following on LinkedIn:
Construction has started on a 35-storey (119m) student accommodation building at 203 North Terrace, in the Adelaide CBD. Once completed this will be the 4th tallest structure is South Australia.
Hera Engineering is providing structural and construction engineering services for this iconic project. We have been involved prior to DA working hand in hand with the architect to create an economical and efficient structural system.
This project is on a very small site with a 3 storey heritage listed building which will be retained. This has created a number of challenges during the design process which has been cleverly resolved by our experienced team.
I notice the thread title says ~115m. Is the 119m height confirmed in any of the SCAP documentation if anyone has it?
Anyway, it's crazy to think that until 2016, our fourth tallest was quite comfortably Australis House on Grenfell Street*. By the time this is complete, Australis House will be the 11th tallest. As for the architectural design, I'm still not super convinced although the latest renders do look slightly better than the previous ones IMO. I hope it turns out better than that building Timtam posted which isn't very promising.
* Excluding the spire on the ANZ building.

SRW if the fins are metallic it will be a winner. I suspect they won't be precast concrete panels like those prevalent in the Brutalist period.

The Melbourne tower is at least broken up by the black glass, the tower proposed here is just a beige turd from top to bottom.

Yes they are. Source; I live in the Melbourne CBD and can hear the workers talking about footy all day.
