I think the site is around 700sqm, but it sits within the No Prescribed Height Limit area so the site area is not a concern. A perfect high rise student accomm site methinks..

If it becomes another student accom, dog box, I'd rather what is there. North Terrace is a premium strip, it deserves the best.

I also agree. I would love to see something high end and architectural on the site with some sort of retail/café/restaurant at ground level. IMO the size of the site doesn't really work for traditional resi apartments though, I imagine it would be costly and difficult to provide adequate parking. It's not a great position/configuration for a hotel; commercial market is fooked; so my guess is student accommodation unfortunately. And I think it will happen fast. Look at 228-231 North Tce, settled at the end of June 2016 and will be occupied by Semester 1 2018, apparently with a string of other student accomm groups annoyed at missing out on the site.

Fortunately education is a growing industry in this state, student accommodation is a necessary requirement close to universities, hospitals and research facilities,it doesn't mean it should look bad though or be a poor investment. Good quality buildings may find other purposes in the future, for the time being we have to follow where the money is being generated.

Elevation in the architectural sense refers to the flat view of the side of a building. "Facade" is another word for it. So the term 'elevation alterations' means they are changing the look or composition of a wall or walls.

I typed that out, just in a more inefficient and time-consuming way and so you stole my thunder. But what you said.
We've seen in the new renders that there are the same number of floors as in previous renders, so it probably does not mean a height change. The main difference in the new renders is that the top two floors are now more integrated into the tower, whereas before they looked like they were just stuck on top as an afterthought. So this change in the design of the top two floors corresponds to a change in floor layouts, as described in that development application variation.
