Just wondering, is Synagogue Place accessible from North Terrace? I seem to recall it being closed off for some reason??

Would be good to open the laneway up and maybe pave it or at least get some decent streetscaping to provide a nicer pedestrian link from North Terrace to Rundle Street..

Hope the council approves this one.

The laneway ends at the back of the Freemasons' building. There is a driveway down either side of that building, but there's no public access. The council would either have to acquire one of the driveways, or demolish the multi-story car park to the west (which is hideous anyway). So it's probably not going to happen any time soon.

I don't mind this. As others have pointed out, it's much nicer than the awful original proposal, and it seems to block out views from Rundle Street of the dismal University of Adelaide building on Pulteney Street, which is definitely an advantage. I should hope that the large grey section surrounding the 'Globe' logo is properly finished like the core on the ANZ (CC1) building, and not the awful exposed concrete of CC2.

Good to see the inclusion of a ground-level cafe, too, and provision for outdoor dining ought to lure in more people than if it were all behind closed doors.

It'll be interesting to see how successful any tenants on the ground floor are at attracting business, as it's at the end of a dead end.

This is all the more reason for planners and developers to start getting creative. That lane way dead end or not could be a courtyard of intrigue and fascination. A good example is the Pancake Kitchen's lane way featuring a ye old London look, or a Bombay Bicyle Club type theme. Give it culture and imagination so it's not a wasted space.

DA on this project has it up for Public Notification as of 12/12. ACC asked for request of information on 6/12, so I would assume there be some news on this early 2008?

At the meeting to be held next Monday, the ACC DAP is expected to REFUSE planning approval to this building.

The principle reasons why the project will be refused planning approval are that its overall height, bulk and scale are deemed innapropriate for the locality. The lack of setbacks for the upper floors is also considered a fatal flaw in the proposal. Furthermore the proposal to include balconies on the southern and northern facades of the building is deemed to negatively impact on future development. Other problems with the proposal inlcude failure to include sufficient documentation on aspects of the proposal, such as how the "affordable units" will be delivered to the SA Housing Trust, and also how the developers will create a public walkway on private land on the northern side of the locality.

Why would a lack of setbacks be a problem? Plenty of recently approved buildings don't have any.

But I do agree with the other points.

That's surprissing considering the recommendation was for planning refusal. Good news though although the design leaves a bit to be desired.

This project was meant to go before the ACC DAP last fortnight however a decision was deferred as the developers withdrew the application to address some of the issues that the DAP was about to raise.

The developers made some alterations to the design of the building, including removing the balconies from the intended affordable apartments. This had the result of Adelaide University withdrawing their objection to the proposal. Despite this, a recommendation was amde to reject the proposal. However this is just a recommendation, and the members of the DAP can vote as they wish.

For example the recommendation made to the DAP in regard to 400KWS was for them to reject the building, however they chose to approve it, and on the other hand, the first time Aurora on Pirie came before the DAP the recommendation was for them to approve it however they members of the DAP chose instead to reject it. So although not frequent, there are instances when the DAP does not follow the recommendation made to it.

from the render it looks like its on the site of Market Bazaar and Tea Haus Gallery (1st floor of the building next door, which on the ground floor has a kind of eastern style clothing/accessories shop).. held an event at Tea Haus over a year ago at which time they told me those buildings would be demolished.

I heard Market Bazaar opened up this cool rooftop bar over the summer.. pity for those to go.. i hope they find a good place somewhere else in the city!
