Glad I got some shots when I did. This would have to be the biggest building in Adelaide to have fallen into such a horrible state. Can anyone else think of anything similar in the past? Any other sites that have been left like this?

FULLARTON residents have welcomed news work on the former Julia Farr site is about to begin, but say nearly three decades of controversy, court battles and disruption have taken a toll on the community.

Developer Living Choice will begin work on a $112 million, multi-storey retirement village at the Fisher St site next Tuesday, September 18.
The work comes 28 years after the original Fisher building at the site was abandoned amid asbestos concerns.
Marlborough St resident Ian Green told the Eastern Courier Messenger he was "happy" works would begin.
"Like everyone, I'm really pleased work is about to start," he said.
"We had five years of hoons in the street and people looking for ghosts, but now the neighbourhood is back as it should be."
Neighbour Greg Bassani agreed.
"We really did have significant problems in the neighbourhood because of it," he said.
"Nobody looks forward to living next to a construction site, but I think we can see past that and focus on the long-term impacts of this development."
But resident Stuart Riley said the strain on the community was still evident.
"The whole process was appalling," he said.
"We spent a lot of money taking things to court as a community and you don't just forget that."
Living Choice managing director Ian Tregoning said the work would mark "a new beginning" for the suburb.
"It has been a very long time coming," he said.
"I used to call that building graffiti central - it was diabolical."
Mr Tregoning said the project would "bring class back" to the area.
"We've already sold 60 per cent of our apartments from the plans, so it has been very well received."
When completed, the 1ha site will include 142 one, two and three bedroom apartments, ranging in price from $470,000 to $1.5 million.
Doors are expected to open early in 2014.
Living Choice is the second developer to propose a retirement village for the site after Maczam agreed to buy the disused four-storey building in 2004.
But work on a $25 million conversion stalled after the company experienced financial difficulties and the derelict building became a hoons' hangout; sparking calls from residents to demolish the vandalised eyesore.
The ground-breaking ceremony for the development will be held on Tuesday, September 18, at 10am.

60% in pre sales? So now we know the secret to getting the CBD developements off the ground. Make them all 50% retirment units instead of student flats and short stay hotel rooms. Whack in a pool, therapy room, onsite concierge /medical. Sales will skyrocket. Might also provide a better mix of tennants with some nosy "Mrs Jessups" keeping their eye on things.

CONSTRUCTION of Living Choice's $112 million luxury retirement village at Fullarton is under way but only after a "torturous" and "flawed" approval process that needs reviewing, its developers say.
Ian Tregoning and Graham Hobbs, the men behind the project at the former Julia Farr site, say millions of dollars of investment remains at risk because of objecting residents who have too much power.
"It's been a three or four-year process, a torturous process and the moral of the story is that I believe the average citizen has too much power," Mr Tregoning said.
"They can stand up and, for virtually no cost, stop a $100 million project."
A successful court challenge to council approval of the Fullarton project cost the developer more than $1 million for its defence.
"One of them (local residents) wanted to control the light inside the building. She was a couple of streets away and didn't want to see any lights - can you believe that?" Mr Tregoning said.
"They (local residents) bought knowing there was a derelict site that could go six storeys - and they bought cheap because they were right next to the eyesore."
"I think there needs to be a cost regime. If people feel so strongly about a particular development they have to have some money at risk in relation to their objection."
Mr Tregoning and Mr Hobbs teamed up in 1993 and established the Eureka Group, buying pubs across regional South Australia.
They own and operate 27 pubs across the country and 17 in SA, including the Bayview and Spencer hotels in Whyalla and CBD pubs Strata Bar and Tattersall's Hotel.
Higher costs and a rigorous gaming tax remain major challenges for the hotel industry, Mr Hobbs says, but the duo are forging ahead with plans for a $20 million redevelopment of the Bridgeport Hotel in Murray Bridge.
"We've had lots of representatives from the Murray Bridge Council, regional tourism people - and they want a hotel or some high-standard 4 1/2-star accommodation in Murray Bridge," Mr Tregoning said.
"We're going through the economics of it - it's very difficult to make it pay but we believe there are tourism funds, Federal Government regional development funds that we can access to make it possible."
Mr Tregoning says the project could include 50 to 70 rooms across six storeys.
The pair acquired Living Choice in 2003, and the Fullarton village is their first in SA, following expansion into the NSW and Queensland markets.
It will include 142 independent and supported living apartments, an indoor pool, restaurant, function centre, cinema and a bowling green.
Mr Hobbs says more than 60 per cent of the apartments have been sold off-the-plan, with the higher-end apartments most popular. But private investment in large retirement villages is restrictive because of high initial costs.
"You need a very good bank and you need very deep pockets - to start a village typically you need about $40 million before you get the first resident in," Mr Tregoning said.
"It's a big risk and significant upfront spend before you get any return - they're mostly owned by super funds now."

AS YOU walk into the building at 123 Fisher St, Fullarton, in Adelaide’s inner southeast, it feels like a five-star hotel — there’s a grand foyer with a concierge, a restaurant and a Hudsons coffee shop.
The only difference is everyone is old — it’s actually what the developer bills as Australia’s most luxurious retirement village.

“To our knowledge there’s nowhere else in Australia done quite the same,” Living Choice Australia managing director Ian Tregoning said.
“It’s the newest, it’s state of the art.
“There are a couple of villages in Sydney and Melbourne which are very nice, but this is head and shoulders above anything else in Adelaide.”
As well as the usual facilities — nursing staff, a craft room, a workshop — this retirement village has its own bowling green, an indoor-heated pool, a gym with pilates and yoga classes, a hair and beauty salon and medical consultancy rooms.
It even has its own surround-sound cinema with Gold Class-style seats. Residents can go to the weekly shows or book it for when the grandkids come over.
Jenny Orchard, 74, who moved in on Friday with her husband Don, is looking forward to the pilates classes and taking on their friends in bridge in the party room.
Don, 80, is looking forward to apartment living — their new home is a three-bedroom penthouse with views of the city and the hills.
They used to live in a large family home in Wattle Park.
“This is going to be a totally different style of living — and I wanted to get out of gardening,” Mr Orchard says.
Their fifth-floor apartment doesn’t seem that different to a regular one, except when you look closer: every doorway is wider than usual to fit a walking frame or wheelchair, the shower is enormous and there are no steps anywhere.
Residents can get medical care in their room if they are bedridden. Catering is available for parties.
“As you get older you don’t want to be rushing around the place — they come to you,” Mr Orchard says.
The project has taken Living Choice Australia more than five years and $112 million to build.
Prices for apartments range from $470,000 to $1.5 million. Buyers have to be 55 or older.
“There’s a number of privileged retirees that have lived a good life and want to live in a retirement village that’s commensurate with their current lifestyle in their own home,” Mr Tregoning says.
“We specifically designed this for privileged people and discerning residents.”
In what Mr Tregoning said was a first in Australia, most of the village’s facilities will be open for the public to use.
“We want the village to be part of the community rather than elitist for retirees only,” he said.
“We want to have a relationship with the surrounding community, which is unique and is working very well so far.
“It brings vibrancy to the communal areas that most of our villages don’t have to date.”
Governor Hieu Van Le will officially open the complex on Thursday, February 19, at 10.15am.
