I’d be very surprised if this went ahead. I think it’s to get the value of the site up but happy to be proven wrong. We’ve seen many similar proposals but the economics haven’t stacked up.

There's no windows on the eastern wall due to the neighboring site.

Lol the “thin building on Bank Street” is a good piece of modernist architecture, sadly it hasn’t been very well maintained.

Do you remember which page indicated this? The only thing I noticed when reading through was shadowing to show the adjacent site's nominal height limit (53m, notwithstanding its potential catalyst site status) were it to be developed, not that development was earmarked.

An international hotel trend will come to Adelaide after a $55 million micro hotel was given the green light to open in the CBD.
The State Commission Assessment Panel gave Hines Property approval to build a 16-storey slimline hotel — which has a frontage less than 8m to North Tce — on the Budget Car & Truck Hire site.
Micro hotels — popular in Europe, Asia and the United States — are affordable, minimalist and compact without sacrificing style.
Hines Property managing director James Hines said the development, which would create 200 jobs during construction, was a game changer for the city’s hotel market.
“The micro-hotel trend is booming in cities across the globe, so we’re bringing the concept to
Adelaide which is really exciting,” Mr Hines said.
“Mcro hotels are perfect for people who want a quality place to stay and are happy to trade excess room space for a lower room cost.
“It will give people a really high quality offering at a really competitive price.”
A global operator selection process is currently underway, he said.
The development includes 253 “compact rooms” between 13sq m and 28sq m.
There will also be a gym for guests plus a ground floor lobby, lounge and bar.
“It will be completely different and a lot edgier then what we have seen in Adelaide so far,” Mr Hines said.
He said while the site at 274 North Tce was small, it “ticked a lot of boxes”.
“It is on a corner, a great part of the city, opposite Lot Fourteen, you have the new tram stop and it was perfect for the type of hotel we wanted to develop.”
Construction is expected to start next year, with a view of opening in 2021.

Yeah, I only noticed after finally reading through the application. The seeming delay on the Twin St student tower notwithstanding, I can't recall them getting involved with something that wasn't then built. I wonder if this is the 'big project' they were rumoured to be working on?
