Yeah - let's focus on the building as Adelaide first real high rise - the history is interesting but pretty well redundant now.

The press release talked about two cranes arriving "soon" - maybe they will be up in May / June?

If the building is to be occupied in 2027 the build will need to be pretty fast, like the Tower 1 was :)

Those cranes mentioned will be mobile cranes.

Once Delta dig out the carpark to the bottom, there will need to be extensive piling and foundation work.

Tower crane/s would be up later in the year or early next.

Appreciate the explanation and I would not like to estimate (or pay) the cost of these early works.

There was a very heavy duty mobile crane on site yesteday ( could not get a picture).

Didn’t they do all of that already before they built tower 1? They excavated under that whole area, and it’s had what looks like foundations (bits of re-o sticking out of the concrete) ever since.

When the carpark was built, they did foundations sufficient for a 3 storey building only.

In preparation for the new 40 level building, there has already been extensive services diversions, and they are now digging out the carpark to commence the required foundations as already advised.

Why on earth would they be doing this work if they didn’t have to?

Forever wondering if there was a sneaky SCAP approval or is it not needed because there's enough well-resourced parties involved that potential litigation is not a thing?
Youd thing site works goes after SCAP. If the building sinks due to poor ground works, than at least we know who approved it.


Or was SCAP done during festival tower 1?

This is what I keep going on about, surely this high-lights a failure in the process when there has been absolutely zero transparency over a project that directly involves our government and public land. Whether or not one agrees with this building and the fact that it's being built on public land, I would expect at the very least a collective concern over the process that went into this project breaking ground. It might not directly impact on the users of Sensational Adelaide, but what if a development of this sort was proposed next to your house or your apartment building and had significant implications on your privacy, value of property or worst yet, your way of living but you had no say because the process was rort. We have a legal framework in planning for a reason, and this seems to have worked its way around it and yet no one (well, the Greens have but not even the state opposition) have raised any concerns.

We have a planning system in place, due process should be followed. Otherwise what's the point of having a planning system then? It's a very dangerous and slippery slope.

Have to agree with Shuz on this, spot on about the planning system.
Regardless of if you think this development should/shouldn't go ahead, is/isn't a positive addition, or whether you think this is/or isn't public space that should be protected and kept as such, there is a planning system in place for a reason.
Might not be the perfect planning system, but it's there for a reason.

We obviously don't know what's going on behind the scenes, maybe it's been approved already and maybe there's commercial in confidence agreements and what given it's government-to-business dealings? Which I personally think it's something along those lines, which then raises the question of if that is the case, is it in the public interest (given it's a public space in question), and who makes that call..
Who knows, but at some stage we're going to need some transparency on how this has come to be since we're not seeing the usual development application process, at least publicly.

And fyi before anyone attacks me, I don't think this is public land that should be protected because it was under utilized and no amount of sprucing it up would have changed that (imo of course, others can a different opinion), and I think the original proposals for the slanted roof/crown on this one are much better then the latest render variation.

We are all mostly pro development here but as has been stated this is smothered in corruption which is why many oppose it.

Also there’s so much land in our cdb, it could have been done anywhere and been as iconic

Even with all the faults in the due process (including starting work and announcing the builder and tenants without SCAP approval) this will be the most iconic and important building in Adelaide since the State Bank (Westpac / RAA).

I can still remember the State Bank raft foundation being poured and looking forward to a new tallest. The tower 2 will do the same for the CBD, resetting the height limits and creating a new skyline with a feeling of optimism for the future (optimism at that time that was a bit misplaced in the State Bank...)

So regardless of my reservations on how this has happened, bring it on!

All I can say is I'm glad I'm not the only one. I am pro CBD development and I really don't mind the current design. God forbid an earthquake happening damaging such a development and because of the lack of due process or cost-cutting, people's safety is affected.
