Balfours site project facing delay

THE city’s largest residential development has been hit by the economic downturn, with the next stage of the $600 million Precinct project, on the old Balfours site, set to be delayed.
Developer the Precinct Consortium, a joint venture of Brookfield Multiplex and Urban Construct, has sought a six-month extension from the City Council, which owns the Franklin St site.
The request was lodged at a confidential council meeting earlier this month.
Town Hall has yet to decide whether it will grant the extension or, as landowner, insist the project proceed as per the agreed timeline.
The extension relates to construction of the third stage of the residential development, which was supposed to start early this year.
The City Messenger understands the softening residential market is the major factor behind the delay.
Construction of the first two stages of The Precinct, known as The Gallery and Altitude respectively, has already started. The Precinct Consortium confirmed the extension had been sought in an email to the City Messenger this week.
“The six-month extension has been sought on Stage 3 of The Precinct by The Precinct Consortium,” spokeswoman Diep Romeo said.
Ms Romeo said The Gallery, which features 126 apartments, is due to be finished in April, with residents to move in by May. Altitude, which has 147 apartments, is due for completion by 2010. Stage 3 has yet to be released onto the market.
Lord Mayor Michael Harbison said he was confident the third stage would eventually proceed.

Thanks for the update. Gallary has a horrible street frontage at ground level. A major loss there.

I always knew that it would have an appalling street frontage, but I didn't expect that it would end up looking like a cheap school block. Again, appalling.
I was going to say that the Council should force the project to continue as per schedule (and the developers to accept a slightly lesser take in profit), but now I don't really want to see anything more happen until a drastic redesign.

I'm inclined to agree. If this is any indication of the rest of the project, looking back at the Altitude renders doesn't fill me with confidence.

You might want to look at the photo a bit more closely. All of those windows can fold back consatiner (?) style as seen on the centre balcony, top floor. The balconies can be opened up or closed if its cold. Its basically exactally like the render (take away some artistic licence). If I lived there I would think that this was a positive, all year round use. Still, not really outstanding design.

lol yes now that you mention it SRW, I can definitely see a resemblance between this building and public school building designs of Adelaide in the 1960's, and trust me - this is not a good thing!SRW:

Structure looks pretty much exactly like the render to me. When people move in they'll open the balconies up........or will they? Keep it closed and you could cram another 2 foreign students in that space.
I'm really surprised by the final colour choices though. Battleship greys replacing earth tones and what looks like a 'dirty' cream replacing a stark white is a mind-boggling decision. IMO the building instantly goes from potentially looking very new & fresh straight to looking 20 year dated & dowdy, almost industrial.
