That it is. But have you seen how small the site footprint is? I'm surprised how big the core box is relative to the rest of the site. But the time you factor in added amenities, toilets, maintenance, cleaners, IT systems, there's not really a lot left in the way of office space. This one would have to be quite the logistical nightmare for crane operations and delivery of goods via a very narrow and dead end lane way. Surprised it's all come together really.

I was thinking the same. Each floor could only accommodate about 4 desks haha. I guess they have done their sums.

I think you'll find the core footprint on this building isn't just lifts. All amenities, stairwells, toilets etc are contained withing the central core. Also keeping in mind that these are boutique offices, a large floor plate isn't essential.

The building was originally going to be 87.22m tall, with typical floor-to-floor heights of 3.3m.
Thus, with an additional typical floor, this will bring the building to a new total height of 90.52m.

I'm not surprised they've managed to sell enough to commence construction, I struggle to see how offices will actually fit into this building when it's complete... The lift-core alone takes up a majority of the site. I don't understand, if the owner of this building owns the corner site next door, why wouldn't you be a little more ambitious with your plans and include the site next door into your proposal, keep the 90m height and create mixed use to fill the spaces out. Great location, with the tram right out the front.

I'm pretty sure I read somewhere on this forum that the building is a mix of different owners.
I agree though, it would of been nice. The Adam Internet building is one of the ugliest in the city.... which is saying something.

Because the size of the tenancy isnt on offer often in new buildings.
Developers in this city go for big floor plates so they can attract Govt or Semi Govt.
This means Adelaide sized businesses have to make do with b grade left overs.
He's built A grade stock for that market.

I think he means is being built by the "Internode" founder, who sold his share off to a major Telco a few years ago
