Mawson Lake's $100 million hotel vision

AN EIGHT-storey hotel with Adelaide’s biggest beer garden has been flagged for Mawson Lakes.
Publican and developer Andrew Gunn has signed a contract with Delfin Lend Lease to build the $100 million hotel on the corner of Salisbury Hwy and Elder Smith Rd, subject to planning approval.
Mr Gunn said preliminary designs included:
* A 1000-capacity function room;
* An indoor beer garden with room for 1000 people and a retractable roof overlooking Port Adelaide;
* About 200 apartments, including 50 penthouse-style pads;
* 200 hotel rooms;
* At least two storeys dedicated to parking, and;
* An up-market dining room and a cafe/bistro area.
Mr Gunn hopes to secure planning approval for the development by the end of the year.
He said he was awaiting confirmation on funding for the project and could not provide further timelines at this stage.
“We’ve run the Mawson Lakes Hotel for eight years and we’ve seen the area grow,” Mr Gunn said.
“The Salisbury Council area has a lot of growth left in it and Mawson Lakes is in an ideal position to also service growth in the Playford area and through Port Adelaide.
“We feel the suburb can easily cope with this expansion and we would continue to run the Mawson Lakes Hotel too. Our strategy has always been to concentrate on areas which the State Government has flagged for growth.” Mr Gunn said the hotel’s proposed beer garden would rival those at Plympton’s Highway Hotel, which can take 250 people, and The Edinburgh in Mitcham, which holds about 400 people.
“The function area will open up on to the beer garden giving us space for 2000 people, which is nearly as big as the Convention Centre.”
The plans would have to be given a final sign off from Delfin and Salisbury Council. Mr Gunn’s other hotels include The Royal in Kent Town and Victor Harbor’s Crown Hotel.
Delfin’s Mawson Lakes project director Vince Rigter said early plans for the hotel showed it would be a boost for the community

And where exactly will this be constructed? 3 corners of the Salisbury/Elder Smith intersection are already in use. There's land on the NE corner, but does not look big enough, and is very close to housing. The buildings on the NW corner are also quite new.
Opportunity is missed by most people because it is dressed in overalls and looks like work.

The land on the NE corner of the Salisbury/Elder Smith intersection was earmaked as space for a hotel complex from the start. A few years ago Delfin indicated that the 'Cascades Hotel' would be built on the site but that proposal evaporated when the GFC arrived.Wayno wrote:yeah, that made me laugh. That's one hell of a hotel for the suburbs! It's not Glenelg, so it will be approved and built in about three seconds. Good.

I like the idea . However were is everyone going to park. They already could do with a multi level car park next to the train station, if a development of this size being approved they will need another multi level car park.

I read the article & don't think 2 levels is enough car parking. Parking to accommodate for all this on 2 levels. I don't think it's enough. As it reads in the article 200 apartments including 50 penthouse style pads + 200 hotel rooms. At $100 billion, sorry, $100 million dollars, lets hope they get a decent architect this time, rather than the circa 1990's design of the existing mawson lakes hotel.
On another point, how are north facing buildings meeting energy efficiency requirements without sun shading devices such as shown below.

Thanks contractor.
Basically a typical inwards facing hermetically sealed shopping centre with some token apartments and offices on one side. All blank walls and car parks on street level. I was hoping for something a little more active – eg, Woolies in the centre and the outside all shops, no parking on ground level.
For interest, compare and contrast with Gungahlin, Canberra's newest suburban centre. I would rather live in Mawson Lakes, but the "town centre" of Gungahlin is more alive. The planning authorities forced the retail developers to all face the main street with tenancies. There are still internal malls, each have just one anchor tenant (Big W, Coles, Woolies, Aldi) and they only have entrances from the main street or the internal car parks. The effect is the street actually has people on it (a hard thing to do in Canberra) and a few good restaurants too. I'm not holding it up as a model, step away from the main street and Gungahlin is horrid, but it's food for thought.

I actually don't mind it. It's certainly not groundbreaking architecture but the contemporary design fits niceley within Mawson Central.
As a resident of ML, this development is badly needed as the current Woolworths is very limited and parking at peak times even moreso. It will also be good to see some more diverse retailers in the same precinct.
