In a very rare occasion I'm going to join the NIMBY movement and declare this is too tall for the area.
I don't mind the design or the height, it's just the location I'm against.

I don't see Rundle St as some sort of sacrosanct area that should be protected from development, but this development is poorly suited to that corner imo. There is surely scope further west along the strip to build up, as has already been done.
Even the degree to which it is set back seems insufficient in the renders.
Perhaps the greatest concern is the amount of air time this will actually give to the real (problematic) NIMBYs. One poorly placed development could yield a lot of negative sentiment more broadly.

Very true the AdelaideNow "article" seemed to skim over the fact that a 27 level, a 30 level (which would become our tallest residential building) and 5 and 7 level apartment complexes are being recommended for approval at the same meeting. Why report on the positive when you can focus on the negative.

What a disappointingly narrow view to take of our city. As others have already pointed out, these reasons have no basis in reality. I'll grant that the East End faces a challenge with the closure of the RAH, that's something that can be tempered by the increasing amount of attractions in the area (more bars, for instance) and the earmarked eastwards tram extension. 7) The East End is a long way from the casino which will most likely be upgraded in a few years time.
In my opinion the East end has nothing going for it these days. The west end is taking over.

In what may be a first for the DAC. This proposal as recommended was refused. Usually the DAC will defer an application if they see issues with it.

RESOLVE to REFUSE Development Plan Consent to Development Application 020/A022/15, for a mixed use development, comprising works affecting State and Local Heritage places and the construction of a 23 level tower above for residential uses and associated car parking at 292-300 Rundle Street, Adelaide the reasons listed below:

- The proposed scale of the development is not sensitive to the intimate scale and intricate and diverse architectural features of Rundle Street and East Terrace and is not in keeping with the desired character for Rundle Street as a main street.
- The proposal is of such a form and scale that it negates the landmark quality of the Stag Hotel and is at odds with the provisions relating to heritage adjacency.
- The proposal is not appropriate in bulk and scale in the context of this location and does not satisfy the desired Character of the Main Street Policy Area 14 and Objective 6, which seek development that is consistent with the intimate scale and intricate and diverse architectural features of Rundle Street and will reinforce the existing two and three storey built scale. The development is not compatible with Principle of Development Control 7 which seeks the architectural expression and finishes with the many older existing buildings on Rundle Street and East Terrace.
- The development does not ensure a cohesive scale of development that responds to a buildings context and is at variance with the Capital City Zone Objective 7.
- The facilities for loading and unloading, delivery and service vehicles is not considered to be appropriate for the scale and nature of the development and the proposal is not consistent with Council Wide Provision of Development Control 241

I think it was refused because there were many pre lodge meant meetings where they were told what was required and time and time again they did not listen making only minor amendments.

More than happy for the developers to find a more suitable block of land in the CBD and try and get this building up elsewhere. I think it'd look good on the corner of KWS and Gilbert Streets where that Berlin Wall / Chinese restaurant is on the corner opposite Vue.

I lost count of how many times I walked from the casino(on Adelaide Ovals doorstep), to Rundle Street and vice versa.
I don't think Adelaide Oval is beyond walking distance to the East End. I've walked the distance recently as well.
It was more fun to walk then catch a cab.
I don't understand this notion that everything has to be within a few minutes walk of each other/everything else for it to be viable.
The RAH moving to the west side is precisely the reason why and should be the catalyst for further residential towers to pop up in the east end.
As for the proposal, it belongs in the 1980's down at Glenelg.
They say they want this to be a gateway building/project...well, if that's the case, where's the proposal worthy of a gateway? It's the 21st century..someone remind the architects/developers..

Our sat nights used to also consist of...PJ's the Stag or the Elephant, then down to the Basement in Hindley street to finish up around 6am....not often taxis would even take us that distance..Aah thegood old days.
