I couldn't disagree more. This hotel would open as a 5 star. The general public wouldn't be able to get into the place on event dates - media, corporates, affilliates, sponsors etc would be given first priority and the hotel will be closed out to the general public. So anyone that thinks that they are actually going to stay there on key dates is kidding themselves. This hotel will be for 'the other half'.

On NON-event dates, this hotel will be competing with all of the other 4.5 to 5 star properties in the CBD. Remember we've still got the Sofitel, Crowne Plaza and Casino hotel (plus a few more) to come online. So we're going to have a lot of top end hotel rooms, all competing against each other in the $250-$400 per night range. With the exception of a few scattered dates throughout the year, our current 4.5 to 5 star hotels are not regularly filling their rooms NOW. So I predict doom and gloom in the 5 star category in the years that follow.

The older hotels won't need to do a thing - the 5 star hotels will bring themselves undone. Adelaide needs more hotels entering the market in the 3-4 star range. (Think Ibis and Holiday Inn Express). Way too much supply of 5 star product.

I actually think the older hotels will be the ones who suffer. Compared to the hotels interstate do we even have a true 5 Star hotel now? I agree the hotels will cannibalise each other and room rates for older hotels will have to drop to be able to compete with the newer ones, so more competition will be a good thing for the consumer. Also there are about 5000 hotel beds in Adelaide so if we can attract tourists with more events that fill 5000 beds (ie the Cricket World Cup a few years ago) & Adelaide is sold out.

I agree with you that our 5 Star experience is not as superior as other states, unfortunately we have a long way to go in that respect.

The problem with 'newbuild' 5 Star properties is that they won't be able to cannibalise the room rate too far. Their budgets won't allow, bank loans will be in play. Again, I agree with you that they will be competing against each other heavily but they won't be able to drop their rates too far south of $200 per night. The range will be $190-$450 depending on the season.

So an older 4 Star or a new 3.5 star hotel (such as Ibis) selling in the $120-160 range will dominate. All the high end hotels will drop down to their lowest possible rate (lets say $190) but the midscale hotels will all reach 100% occupancy first. The top end will fill last, so in times of low demand it will be the high end hotels with lower occupancy. It never works the other way around.

Do you know that last year 50% of occupied room nights in Adelaide CBD were purchased by South Australians? This is why I predict the overkill in 4.5 to 5 star hotel rooms is unwarranted. South Australians just won't pay premium prices.

Adelaide holds major events that fill the city 50 nights per year. That's it. Even if we add another 1000 hotel beds it will only impact 50 nights of the year. The other 300 odd nights, lots of pressure on the 5 star properties to be profitable.
So, what happens? They reduce staffing, limit services, close outlets etc - the end result = EXACTLY WHAT YOU WERE SAYING - "Do we even have a 5 star hotel?"

I think you'll find the Mayfair and Playford hotels offer a 5 star experience on par with the Australian norm.

Don’t want to be too critical but Mayfair doesn’t even have a pool, Playford is prob 20+ years old..Comparing similar population cities - The Darling GC & Crown Perth blows them away. Let alone the new ones there & coming in Melb/Syd/Brisb.

Happens with the Ashes every 4 years, too. Imagine if Australia hosted the Soccer World Cup

I wonder if the hotel will include a massage parlour. It would be good to have one at Adelaide oval given that
they're every where else in Adelaide.

You mean the older so called 5 star hotels that haven’t updated their facade let alone their interiors and room fitouts in a generation?

That underground car park also serves as a drop off/pick up point for the Hill of Grace restaurant in the eastern stand.

Have you ever heard of a taxi ?

If so, how will the taxis drop off passengers from interstate with heavy baggage if there's no road ?

I've stayed at several city hotels where the drop off point is in the basement carpark. Normally there's a lift and a concierge. It's a non-issue.

I consulted my grandpa who said, just knock it all down.

I recon ghs and he would get along.

I've stayed at several city hotels where the drop off point is in the basement carpark. Normally there's a lift and a concierge. It's a non-issue.

Mate, it's not going to be so easy at Adelaide oval. They're going to have to go up one lift to get out of the basement then walk to the hotel reception, check in and go up the lift in the hotel to their room. With heavy baggage ? I would also be concerned about my safety at the hotel, how does the fire truck get in if there's a massive fire in the hotel.
