Apparently the developer behind this has plans ready for another apartment block to be called 'Casa' at corner of Parade and Sydenham (old Beaumont Tiles).

Interesting. This will presumably require a spot rezoning, as The Parade west of Osmond Tce is currently zoned ‘Suburban Main Street’, which only permits buildings up to 2 stories.

I don’t understand why the stretch of the Parade from Fullerton Rd to Osmond Tce wasn’t included in the Urban Corridor zoning like east of Osmond Tce in the first place. The western section is the part that could benefit the most from development, as it is much more run down and under-utilised compared to the eastern section. It’s also closer to the city, and it has more suitable development sites - not like the eastern sections where developers have to contend with heritage shopfronts and small allotments, on the western end there are big blocks that could easily be levelled. Along with this site, the Beaurepairs site is another prime example.

From the information published so far, it doesn’t look like the next version of the Greater Adelaide plan is likely to rezone this stretch of the Parade either, which is strange, considering everything discussed above, especially the proximity to the city, and the fact that they are planning to massively expand the urban corridor zones (even to middle suburban areas like Diagonal and Marion Rds).

I've heard Woolies had an interest in this site, not sure if that is a good sign or a bad sign.
