Thanks for the updates Ben. This one is progressing well now. Once these next 2 levels are completed/or almost done we should start to see some more steel going up to indicate the higher levels. This building is going to be huge. Although not that large height-wise the fact it takes up about 3/4 the length of entire city block is crazy.

From street level it looks as though the 5th level (4th floor) has been completed. Should start to see some upper floor steel go up soon. Much happening from your view there Ben?

I read somewhere recently that they have now got enough pre-commitments to satisfy Wallmans... so all is looking pretty rosy!skyliner wrote:Anyone have an idea about pre commitments to this bldg at this stage?

This building is truly monolithic in an impressive way. I am currently parking each day in the car park next to it and even in the past month I've noticed it 'darken' considerably on level 5 as they have been building upwards. It's been a very busy site. That last photo really shows its scale and the bulk of it as it starts to take shape... this is the only building in Adelaide that is almost annoying to have to walk past because it's just so long I can't wait to see the impact it has on the street view once it hits full height.

Always here Loud.
The sensational adelaide is a good link with home when i am working away. Good to see the KWS building taking shape but I an worried that many of the proposed / approved ones will never get started in Adelaide or in other parts of Australia.
The inflation rate here is 25% and interest rates today raised to 15%. Would be a brave person to start a speculative commercial building here!

I agree professor.
Some people have been saying Adelaide hasn't been hit as hard by the credit crisis say in comparison with Brisbane. That is because a lot of large projects were about to take place in Brisbane but have been cancelled so it looks a lot worse.
Back here in Adelaide our latest round of developments have started and that will be about it apart from maybe one or two new ones eg police headquarters. The rest will be cancelled, downsized or at least delayed. We never had anywhere near the amount of development occurring interstate so of course we should be doing better. That is why we have to enjoy this current round of construction while it lasts, it was definately a small to medium construction boom for our city.
It is good to have a break really because it allows for consolidation otherwise things get out of hand like the late 80's and we are left with the fallout for decades.
Just so long as the office vacancy rates stay low we will be alright and development will return in a couple of years. I just don't want a repeat of the early 90's (thankfully this deosn't look likely at this stage).

We should expect to see many more planned development sites come on the market in the coming months as owners are forced to sell due to mounting holding costs...
I am aware of 1 on the market at the moment (2 King William Street) and would say that there will be at least a couple more before the end of the year - let alone all the sites being shifted off market...
Here is hoping that more high net worth, local investors pick them up and we can see more "adventurous and risky" developments than the safe, shareholder and financier pleasing green, glass squares of late!

I think it's still my favorite project due to filling up so much of KWS Sth and hiding that shocker of a car park.
