MicBara, can you confirm the façade treatment?

Also, given the prominence of this building, I hope that services are either concealed in the roof or located in the basement. Would hate to see plant room poking out the top of this.
I interpret the renders to show the facade with a more pronounced wave effect at the bottom of the tower, with the effect being smoothed out towards the top. Interestingly it appears that a rear located core will also be clad in glass too, which is welcomed. It also looks like the plan show the facade rising above the plant/Lift motor room too. Hopefully this means that there's no "hat" to ruin this tower's asthetic!

The wave appears to taper away maybe 5 floors from the top. Only a guess and you never really know with renders.

Why the blank wall for the building’s core, surely at this height they could follow suit with what’s done elsewhere and glaze the building all around.

It is glazed all of the way around, as per the render below. I'd suggest the off centre core is for floor plate flexibility reasons, potentially even for the hotel.

Will it be additional office levels (which might be quite attractive to the new merged University)? Or perhaps luxury apartments - would be quite desirable to live on North Tce in the tallest building in the city, with access to Westin’s recreation facilities?

It's easier to see from the floor plates.
here is the 4th floor and the first floor of the observation deck.

You can see the effect is quite strong on the lower floors but disappears at the top. The purpose of this is two fold:
1) To create a sense of "infinity" where the building disappears into the clouds and becomes reflective at height.
2) To create "drama" on the lower floors as the building will reflect light differently depending on the time of day.

The point is to be subtle but interesting. One criticism is that it's "just a big glass box" but we've been pretty intentional about that. It's going to be one of the largest buildings in the skyline, we think the first real skyscraper should be a little bit conservative. The time has been spent on efficient engineering of plant, creating large high height spaces throughout the building etc.

But seriously, we have two alternative plans. The first retains the current layout but amends the purpose of those AMOSAH levels in away that would allow the building to be converted to accommodate AMOSAH (or something like it). The second is a reshuffle of the floor plates for a different use.
To be honest, a reshuffle of floor plates is likely more profitable/cost effective but our preference is to keep the current framework and look at retaining flexibility. We've designed those double height floor plates so that we can "insert" extra levels if we need to.

As to what we would put in there if not AMOSAH.. well that's a secret for now because it could still be a museum of sorts.

I can confirm that the alternatives we have discounted are:
aged care facilities
industrial shed space
nuclear waste treatment facilities
manufacturing
car parking
film studios
or
sheep shearing facilities.

Looking at the plans, it make senses why the building is only 37 levels for 183m high. The first few floors correspond with the existing Masonic Lodge which has ceiling heights of around 10 metres per floor! The lowest hotel floor at level 13 is already about 90m above ground.
