The development application to build an 8 level building at 121-123 South Terrace comes before the ACC next Monday. However as this is a non-complying development, at this stage the ACC will only decide whether to continue with its assessment process. If the council decides to continue with its assessment process, the development will become a Category 3 development application.

The building is 8 levels in total, and will be a mixed use development, including the first four levels as office accomodation with the top 4 floors containing 10 residential apartments. The building will have an underground carpark. The building's main violation is that at a towering 26.9m, it exceeds the height restriction of 21m.

Here is an image of the development:

Cheers Will. Pitty there's no better render available on the ACC's website.

The architect is Flightpath Architects.

Now we have 121 South Terrace and 121 West Terrace. Confusing much? :D

I ride past this site every 2nd day and its coming on a bit quicker now, is the office block being built on crner of Rundle St and the Parade West in Kent Town. The render on the sign out front is of a very boring 3 storey office block. For such a prominent corner, something like 5-7 storeys would have looked good, even a highrise residential tower, but Id say Nrwood/Payne/St Ptrs council would have knocked that back within a second.
Lets see if the end result blends in well with the rest of Kent Town. Like the Le Cornu site, a proposal could be the most crap, cheap, boring style, but if its under 3 stories, its deemed appropriate. An innovating, interesting proposal could come along, but if its over 3 stories, its deemed in-appropriate, even if the 2nd proposal looks much better and blends in better

I am not sure if this one has been posted before, but I was looking through real estate ads and found this 5 level development on Halifax Street. It appears that it has just being completed.

The site is almost fully fenced off now, so wouldnt be surprised if the buildings are gone by next week. This is an exciting little project, especially if the gouger street frontage consists of shops, cafes etc. Would be nice to one day have the gouger street precinct stretch all the way to west terrace, and hopefully this is a step in the right direction.

This site has been a carpark for some years, however as of this month it is closed for site works.

As of today 14 May there is no sign activity, but the gates are locked.

West Terrace shall look so much more presentable with all these new low-rise buildings along its length. Now all we need is to be rid of people living amongst the bushes opposite them.

I hope this proposal gets rejected. 2 level buildings are ridiculous in this location and should be banned. I belive this is next to the Dog and Duck. This is such a shame for a prime location.
