BENDIGO and Adelaide Bank have identified the Harris Scarfe building on Grenfell Street as its preferred site to house the bank's 1000 Adelaide-based staff.

"Discussions with a developer will continue over the coming months in an effort to negotiate a suitable outcome for the bank and its Adelaide-based staff,'' chief executive Mike Hirst told shareholders at the bank's annual meeting in Adelaide.

The bank had scrapped plans to converge three separate sites into a $110 million green-friendly building on Hindmarsh Square earlier this year.

Owners of the Harris Scarfe building, Alteman (SA), have plans for a 19-storey office tower between Rundle Mall and Grenfell St at an estimate cost of $150 million.

The department store, which has occupied the same Grenfell Street site since 1877, the current building built in the 1920s, is expected to occupy the first four storeys.

Shame it's not getting demolished too, hopefully they will atleast upgrade the facade.

Here's my conspiracy theory. :roll:

For the bank itself to 'expect' the building will be lower because 'we' only need 18K could give away they've demanded sole occupancy of the office component. Tbh if that's the case I'd have preferred they built their 10-12 levels on their current Hindmarsh Sq site instead of dumbing down this one. I just think it seems strange for a highly trained executive spokesperson to randomly speculate (or even mention at all) the projects height unless there was substance behind it.

I'll be very interested to see what plans are submitted this time round - those that Adam posted from a few years' previously certainly don't show a rooftop carpark atop the podium, nor do they suggest any sort of interaction with the lanes on either side. The latter bothers me.

I am working from an old render, one of the first, it was SOMEWHERE in this thread, but I can't find it now. However, that render showed an upper level of the carpark connecting to the roof top of the podium via a ramp down to a mini car park there. It might not be in the current designs, but we've had no information either way, so I'm assuming it's still in until I see otherwise.

I find it ludicrous that a tennant, who is not going to purchase the building, dictates to the developer how big they want the development to be. Let the developer build to the maximum height limit then lease those floors to an ancillary or non-competing business. Or what about sub-leasing?

That's the whole point of leasing off the plan. If I were to take a guess, I'd say Ben/Ad Bank want a secure building and therefore no other tenants to share lifts and lobbies with.

Understandable. However, this building is not a standalone, it's going to be built on top of a podium that will house a department store. I am only guessing, but they'll have to make it very secure, and that may mean many changes to the original layout. Probably would have been better for Bendigo Adelaide to go ahead with their original development and add a few more floors...why not?

This is what I looked at:

There looks to be an office gym and outdoor area on the top podium level, as well as large domed skylights. I also see predominantly blank walls at ground level facing Francis St. and Lindes Lane, and I don't like that at all. With that said, the rest of it seems fine.

There are plenty of secure buildings in the city with different tennants on different floors (I work in one). All you need is an electronic key that gives you access to certain levels, and not others. It's not difficult.
