Just to make it crystal clear, the Hines Group is behind COH and the 20HS development. Urban Construct is behind Aurora.

We first heard of this building way back in 2005, with a totally different render which seems to have fallen off the face of the Internet. RAA moved into their current tenancy on Hindmarsh Sq and this site sat idle for a while.
