Seriously that looks absolutely fantastic, and is exatly the type of development we should be encouraging. I guess they will be on the pricier side, but if people are prepared to pay why not? With '6000sq m of landscaped gardens, courtyards, lawn area, pool and gym facilities', and '7-star Nationwide House Energy Rating Scheme energy rating for sustainable development', seriouly what more could you ask for in a private development? Design looks pretty good as well.
If Walkerville has a problem with this I seriously dont know what thse councils want - nothing I suppose. State goverment (I know they have mooted for rezoning major roads) really need to step in to fast track such projects, otherwise you will have the typical NIMBYS protesting & frothing at the mouth, project will wait 4 years while waiting for approval, dumbed down to 3 stories, and developer will walk way.

In favor of increasing density of housing in metropolitan Adelaide
How dense do we need to go? The original 5-6 storey model appeared
to be a 'big' development with large increase in local housing, but going to
10 storeys increases the number of people significantly.
Given limited access to the site, the Bundeys Rd junction will expand and
traffic light rotations at peak hours will slow traffic and bus services on Hackney
Rd.
The idea that residents will walk to work is not tenable. It is likely
To be filled with wealthy people who generally wil drive everywhere.
Local bus services at one per 30 min will not cut the mustard.
The design is odd - why are there 5 storeys facing west and 10 facing
south? Seems like a compromise has been taken over planning - it's not
ok to be looking onto Mann Terrace?
Other high developments in and around Adelaide for housing have generally
been in existing buildings that where too big to knock over. What
precedent does this development have for this travel corridor?
Is it 10 storey from North Terrace to the top of Medindie?

The population of Adelaide is expected to grow by approximately 600 000 by 2040.
Where are we going to house these people? Within our existing boundaries or at Mount Compass, Freeling and Strathalbyn?

dont forget that 5 storeys facing park road means that the taller building to the rear still has views over the parklands (higher value) and better solar access and reduced sense of enclosure for the internal open space

hopefully this sets the precedent that many other sites can follow and we can build up the density to a large degree!

In answer to the bold, this tranlates to 20 000 Per year or approx. 400 per week - a phenomenal rate. At it's peak Bris was getting 1000 per week and this strained the whole place re infrastructure and caused a massive bldg boom. Is this figure for Adelaide serious? Where did it come from? If it is real, developments like this will have to be commonplace ...and planned for now. Hope the figure comes to fruition.

I'm not sure if that many people

We shouldn't worry about this until 2040 when we see 600,000 people at the airport.
