[COM] 114 Waymouth Street | 78m | 26lvl | Wingfold Tower
[COM] Re: PRO: 114 Waymouth Street | 128m | 34lvls | Mixed Use
Me like!
Not going to lie though, I am disappointed about the height decrease. Only because we desperately need 100m+ buildings in the city.

I think it looks ok. Realistically the chance of a 34 level building with the current amount of residential apartments on the market is fairly unlikely in my opinion. As long as we get a building over nine'teen' stories i will be happy.

So does anyone know exactly what the movment on the site has been about? I noticed they've been doing some poking around on the site and paint markings for lane diversions appeared over the past couple of days.
Uno's western facade isnt that bad. It's got more than one colour, there's some different shapes and the vine running up the middle of it is nicely established.[Shuz] wrote:I like it! I love the facade on the first 3-4 floors. Very interesting.
At least it'll cover up Uno's blank western wall (what a sight for those east-facing apartments) ... but then again, I wonder if it will have an equally nondescript, and even bigger, uglier blank western wall of its own.

What an obsolete place for a cinema...

I read that as a "residents only" cinema space, not a commercial one....Patrick_27 wrote:What an obsolete place for a cinema...

As did I.
Also, re: lane markings on waymouth, seems there's something at 100 Waymouth (beyond bank) that the diversion is being put in for, not this site.

As others have said, unfortunate about the height drop - seems so common for the tall proposals but pleased it is over 18 floors. Appealing design IMO.

We should be building as tall as possible in the CBD. Help keep urban sprawl and car use down.

The impression i get is the only thing stopping them is demand.ChillyPhilly wrote:We should be building as tall as possible in the CBD. Help keep urban sprawl and car use down.
If we just want blocks of 40lvl serviced apartments just for height's sake, it's not going to make for much of a city.

People are saying that we "need" tallies in the CBD. Demand says otherwise.

As long as garbage like Buckland Park and Mt Barker gets developed then that demand will never materialise.

Adelaide isn't the only city which is experiencing suburban sprawl at its periphery. Furthermore, the demographic of people buying in places like Bucklands Park is not the same as those who would be buying in the CBD. Not only are such people unable to afford living in the CBD, they tend to be young, blue collar families, who value space for a BBQ and kick of the footy over things like walking proximity to small bars and food trucks.ChillyPhilly wrote:As long as garbage like Buckland Park and Mt Barker gets developed then that demand will never materialise.
Returning to the development in hand, I feel we haven't actually tested demand for a >100m tall development. The success of developments like Vue suggest there may be an underlying yet unmet demand for apartment living in tall buildings.

I've said it before on this forum ... the most important determinant of CBD apartment demand is PRICE. The demand for CBD living is definitely there, but not at any price. Will wrote:Adelaide isn't the only city which is experiencing suburban sprawl at its periphery. Every development which has sold well has been sensibly priced.

Couldn't agree more . The western wall on Uno could be far worse and no doubt could be far better . You have to ask yourself if you were the developer would you invest large amounts of money on a boundary facade when the probability much like this building proposed will cover up the whole side of the building ......
