why don't they just build this on the partially demolished Wright Street Hotel or the partially demolished King's Head hotel instead, since there's nothing else going on there right now.

It's a pretty low quality image, not sure what the randomly placed fins are all about?
Why can't they get a little creative, start the building at the back of the hotel, build up 4-5 levels, and the come over the top of the hotel but set back and thus retain it? They could surely then make it slightly taller to make up for any loss in apartments. Surely in 2024 the technology and capability exists to do this in Adelaide?

Because this isn't about making a quality development, or making the area better. It's about min-maxing the cost and profit sliders on a developers budget sheet.

Obviously the demand for student accommodation is there so it’s a shame the Twin Street proposal doesn’t seem to be going anywhere.

Anything is better than the old run down pub that is there. Disappointing this is not a lot higher given the location. Could be 120M plus

“Run down pub” aka one of the most vibrant and well frequented pubs in Adelaide. By your logic Melbourne isn’t a great city because it has “run down” buildings in the CBD.

Or build it on the low-rise Wilson's parking next door. Literally anywhere else is better than this.
So many derelict, underwhelming sites in the city - especially in the south. Government/council needs to figure out a way of encouraging investment down there rather than allowing developers to keep cramming inappropriate buildings into the what little skerricks of land remain in the old core CBD. Zoning and heritage rules need to be reformed in the Rundle St precinct to stop these inappropriate proposals coming in. They should be building their towers down on Grote St, where they would actually be an improvement to the built form of the city.

Doesn't even need to be that extreme. On this site the Western half could become a student tower, and with good sound proofing the busy venue downstairs wouldn't be a disruption. Could even make it a more desirable accommodation, having a lively student friend venue just next door.

If you read the planning report, the proponent rejected several concerns and recommendations expressed during the pre-lodgement process about the building mass and form including the suggestion that a single tower being considered. The developer argues two towers are necessary for commercial yield and that a single tower would need to significantly exceed the height limit. Ironically, the developer is already asking to exceed the limit by 10 metres for the 'virtue' of keeping the Cranker façade.
