I know what you are trying to say, but dont agree necessarily. This part of south road could incorporate access into Castle Plaza quite easily with a bit of forward planning. Accessing Castle Plaza from the south isnt a problem but rather when travelling from the North, however looking to our eastern state brothers/sisters they seem to get around this problem with on/off ramps leading straight into carparks.
As Castle Plaza will almost be doubled in size one would expect that the car parking situation would be increased accordingly (presumably multi story), which would enable ramps to be come off and onto South Road with little problems.
Would love to know what is planned for this development. Surely there is something out there??

Drat, I was hoping it would be extended west towards the train station. Its a little to far to walk and not really obvious there is a shopping centre near the station and visa versa. A more obvious problem is the way the shopping centre itself is too narrow to work well, or to fit some larger retail stores.

Personally I think Edwardstown Railway Station would be a good place for a TOD, lots of room to construct bridges over the track, a bigger station etc.

They are really getting moving now with clearing the land which is to be developed. Does anyone know if there is any update or plans out there yet??

Looks like the hills site is now completly cleared except for the offices fronting south road (still looking for office accomodation I belive).

This site is massive. I hope they allow enough room to extend south road to 3 lanes each way as it is in dire need of this coming from someone who uses it daily.

I would really like to see some plans though for this site and what they intend to do re the realignment of the orads etc.

could this site end up being a TOD? i'm surprised little in the way of concept plans exist at this time...

According to Marion Council, plans will be released before Christmas for "public consultation" ... should be interesting to see!

would this project include the aquisition of the other properties between castle plaza and the hills site?
and also, would the existing castle plaza be rebuilt, because IMO it needs more than just a face lift to make it look goood.

I don't know if this has been mentioned yet but the Hills site on South Road used to be the workshops of Pengelly and Co - the business who built the "H" type trams. A friend of mine told me that there are still tracks at the back of the Hills site. Just a siding or used to test the trams?
Anyone kow if there are any other remains of the former workshops?

A MALL, more shops and housing are part of redevelopment plans for the Castle Plaza Shopping Centre.

Colonial First State Property, which owns the Edwardstown centre, wants to expand the complex on to the adjoining Hills Industry site, on Raglan Ave.

Under the plan, the shopping centre would be doubled in size, and high-density housing built on part of the former Hills site.

Part of Raglan Ave, near the South Rd end, would be closed to cars to create an outdoor mall with restaurants.

To allow the road closure, Raglan Ave would be realigned around the Hills Industry site to connect to the South Rd/Edward St intersection.

The area is currently zoned district centre and industrial/commercial, which does not allow for housing.

To allow the development to proceed, the area must be rezoned to mixed use, which would allow residential, commercial and retail development on the site.

Marion Council will start an eight-week community consultation on the rezoning at the end of October.

The council then will prepare a final proposal on changing the zones, which it will lodge with the State Government, which has the final say.

Colonial First regional development manager Seamus van der Westhuizen said the project would benefit the community because the site was currently not being used to its potential.

“It’s a win in every sense,” he said.

The updated dev plan is on the below link. In parts there will be buildings allowed up to 50m in height. it also mentions this portion of South Road is unlikly to recieve funding to transform the road into a non-stop expressway before 2020.

^^ you can be sure, Woolies will be opening up here. Cant have Foodland and Coles keeping all of the business at Castle Plaza to themselves now can we! :lol:

Would be great if they included a new railway station here and got rid of Edwardstown and Woodlands park (by turning the two stations into one)...but that WILL NOT happen! :?
