I agree with Shuz -this is a ridiculous amount of space. I drove past this morning behind a bus which could barley fit in the one lane that was left.

Great to see so many people here are so versed on the technical and regulatory requirements of building a 135m tall tower on a main roadside...

Just take a breath and maybe think as to why so much space has been afforded to the loading area of this development.

At least we know that once the building is finished, there will be space for a protected bike lane in each direction, and the other traffic lanes made wider too.

Curious though, does the developer ‘lease’ or pay for the road space? If so, it must be a massive cost for these sorts of builds, in which case all the more impressive it’s going ahead.

Much taller buildings like Brisbane Skytower and Australia 108 haven't blocked off as much road as this one. I'm not going to say I know better and that the builders aren't doing it this way for no reason, but I am going to reserve the right to say I think it's excessive.

Both of those sites have dual access due to roads alignment to boundaries. Granted, they both face major roads, there is a secondary road that can physically handle the required volume of material without impacting the main road. This site doesn't.

Adelaide City Council is also apparently a bit "special" when it comes to the requirements for pedestrian access & protection compared to locations interstate.

To all those who want to know does a building company pay to close off or 'occupy' part of a road of foot path. Yes one has to apply for a "city works permit' to the local council. in the application one has to state: what type of equipment will be used , how much space is required, has to include a start and finish date, has to include a pedestrian and traffic management plan including all signage ,fencing /hording. Also any scaffolding (which has to be tagged as by a certified scaffolding erector) . Etc etc.

Such permits are in addition to planning approvals and building approvals and other licences. Such approvals may require one or more meetings with the council and are granted subject to certain conditions relating work hours, traffic management, noise, dust etc. All these items are taken into account to work out the cost of such an application

This is just a brief out line.

In the "good old days" when we had trams, what is now Frome Street was just the laneway next to the Tavistock Hotel. We'd probably have the Hotel complaining that it had lost its outdoor dining/al fresco area for a few years to help someone set up in opposition.
