Speculative developments really only go well in bull market times or rising to such. Tenancy is usually critical to the economic success of the bldg as the CFO's of development companies generally raise their needed finance this way. HOWEVER, Adelaide is heading towards a bull market in demand for office space - fueled by the now beginning mining boom.
On the boom issue, I said on another thread that QLD has a mining boom mainly out of 35 coal mines. Someone, Amada I think, posted up the mining probabilities here. (on the mining thread for SA - regional development). 32 mines are either operating, under construction, approved or proposed. WE have 8 operating now. All this spoke volomes to me concerning the CBD development and the construction of buildings like this.

To tell the truth that render gives me the creeps. It looks good....too good. At best this building will have all its lights blazing at sunset in Adelaide once, on its day of official opening. Have any of you imaging experts played with this render to get a more realistic image?
Anyone know what glass they will use on this?
I'm hoping its blue and the design stays intact. If rising cost determines the design ends up having the 'wave' deleted and its built with green glass this thing has the potential to get real ugly, real quick, especially along the northern entrance to the CBD.

I think that the building should just be built the way it looks like now. I think that you have a very good point and its quite sad to realise that there is quite a chance of this happening. I take back many of the things I said before 2010; particularly my anti-Rann rants. While I still maintain some of said opinions, I feel I could have been less arrogant. I also apologise to people I offended; while knowing I can't fully take much back.

IF the developers chose to remove the "Wave" for cost reasons, the ACC should immediately reject the building for architectural design reasons. Why not Wayno? That happens all the time in Adelaide. Just take a look at some of the recent developments such as City Central, Santos etc, bland as bland can be with their boxy appearance and blank featureless walls. At least this proposal has design merit and I hope it doesn't get dumbed down either.
Hopefully this one finds a tenant soon. Although a lot of development is happening in Adelaide lately, it is virtually all low-medium scale. Whilst it is great for our streetscape, compared to other cities in Australia and overseas, it does virtually nothing for our skyline (apart from some of the development in the southern and western portions of the CBD) Adelaide desperately needs this one or a new tallie to be developed imo.

If this one realy does 'get off the ground' it will more than likely become a precedent for more of the same. This has happened in other cities.We can only hope.

I am guessing no one has checked the Commercial Real Estate section of the paper today because their headline article is all about the DTEI (Transport SA) office requirement being back on the agenda according to industry professionals. There is a nice render (that we have already seen) of 20-22 Currie Street featured and the article mentions it as a possible consideration for the department's new headquaters.
Other sites that are mentioned are CC8, Planet site, 42-56 Franklin Street, the vacant Just Kidding site on Franklin Street and the second Aurora tower on Pirie Street by Urban Construct.
After they went to tender and scrapped it in the last Budget, it looks like it may be in this Budget instead with a cost of around $130 million and a public/private partnership arrangement.

Pat Conlon, if by any chance you are reading this, you have to chose the 'wave' proposal at 20-22 Currie Street! It WILL do wonders for the skyline and actually show that Adelaide is modernizing. Because the fact of the matter is that small to medium rise buildings or ubiquitous boxes do very little for the skyline. I realize other factors have to be considered, but the presence of this building will make a very positive contribution to the psyche of Adelaide and its people. And as such, I feel that the psychological effects that construction of this building will achieve, are real and very significant, and as such they should also be considered when making a decision.

this wave building means so much more than just some more office space, and a new building to punctuate our CBD skyline... the positive spin offs vary just as much as they would be endless... i.e. inspiring cognitive thinking for different architectural styles in Adelaide, lifting spirits and the psyche of Adelaideans, inspiration and motiviation to young South Australians about their States future, perceptions of business markets and representation of higher profile companies competitive for exposure, more interstate recognition of larger developments in South Australia...etc etc
essentially, this development earmarks the beginning of a new South Australia... mind, body and spirit. i don't mean to sound like a hippie.. but this building has already engaged so much debate and stirred up so much controversy.. it's exactly what we needed.
