It’s not, it’s the original render. The proposal going before dac is a revised decision based on parts that were overlooked or deemed to be the first time. This proposal is old as far as I know and has been superseded by a completely new 32 level proposal.

Interestingly it says discussions with the airport have been positive and indicates a change in flight path. Could lead to higher buildings across the cbd.

You'd think they will sell well given they are across the road from what will be two very large hospitals, and right next to a tram stop. Hopefully some reasonably priced options so that medical staff can consider purchasing.

Following on from Ben’s comment regarding amendments to PANS-OPS, I have copied the relevant section from page 10-11 in the SCAP Agenda. It certainly sounds like it’s a done deal, and changes would come into effect December this year!

At 32 storeys (107.655m above ground), the proposal would penetrate both the Obstacle Limitation Surface (OLS) and the Procedures for Air Navigational Services – Aircraft Operations (PANS-OPS) surface attributed to Adelaide Airport’s operations. On this basis, Adelaide Airport has confirmed Airservices Australia’s advice that the proposed building (and associated crane activity during construction) cannot be approved in its current form pursuant to Regulation 9 of the Airports (Protection of Airspace) Regulations 1996, established under the Federal Airports (Protection of Airspace) Act 1996.

Airservices Australia subsequently undertook a review of the proposed building height with consideration given to amendments to operational procedures associated with 2 prescribed “approach surfaces” to Adelaide Airport’s Runway 23 as proposed by the applicant’s Aviation Consultant, To70 Aviation Australia.

The amendments suggested by To70 would involve permanently increasing the minimum descent altitudes permitted for aircraft operating on instrumentation only (in poor visibility conditions) on approach to Runway 23 from the northeast, which would effectively remove the proposed building and its temporary crane operation from the Airport’s final Vertical Approach Surface such that they would no longer constitute potential obstacles in a descending aircraft’s flight path.

The recommended increases in minimum descent altitudes would be 70 feet (21.3 metres). Airservices’ review concluded that subject to the implementation of these changes, the proposed building height and associated 11 SCAP Agenda Item 2.2.2 28 July 2021 crane operations could be accommodated and would not result in adverse effects on the safety or efficiency of Adelaide Airport’s aircraft operations.

Airservices Australia and Adelaide Airport have agreed to the changes to these approach procedures to accommodate the development, and the proponent has agreed to meet the associated costs of the procedure changes on a commercial-in-confidence basis. The application would require separate approval in accordance with Federal legislation referenced above; that approval would be granted by the Commonwealth Department of Infrastructure, Transport, Regional Development and Communications once the changes to the approach procedures have been implemented.

In early June 2021 the applicant submitted an Agreement Schedule co-signed by the applicant and a representative of Airservices Australia confirming the latter’s conditional commitment to re-design the corresponding instrument flight procedures to amend the corresponding PANS-OPS surfaces (at the applicant’s expense). The procedural changes are scheduled to take effect on 2 December 2021, after which time the proposal would be approved under the Airports (Protection of Airspace) Act 1996. A full copy of the signed Agreement Schedule is included in Attachment 6.

These beautiful twin towers are also going to look massive from the airport, further stretching the skyline North. :)

Eh... Renders be renders, the consistency of a render to final product is so hit and miss in Adelaide that if this thing actually gets off the ground it probably won't look anything like what we're seeing here. Adelaidean for instance looks incredibly subpar to its render, the glazing on Sofitel looks darker than that in the original render; Realm is probably the only build that came out looking like what was promised.
