MUCH better in latest renders - high impact in KWS. It's gradually getting the 'spine' planned for in 1975 - a lot higher though. Can see it joining up (sth KWS and the central CBD.)

Pretty much with the tram line there it (and actually GOING somewhere useful n the city centre) boosts the land values which means it can sustain more high rise. It's a pretty interesting lever for the state government to pull when they want to promote high rise in an area, and makes a damn load more sense than the previous approach to just zone an area then scratch their heads as to why nothing was happening.

Building a tram line down a Henely Beach Rd would light the market up like a christmas tree. Stamp duty on new resi developments would pay the thing off before a single ticket was validated.

I would be surprised if this isn't built. Many of the same advantages as Vue - except not next to the park lands, but closer to the city. Is this the 5th resi block proposed at 28 floors or over What happened to Trims?

Karidis is talking about construction starting at the end of this year but based on how long it has taken for even much smaller projects to start in Adelaide this seems overly ambitious and unrealistic. Mixed use buildings like these rely on a lot of factors coming together. The retail component is targeted at high end - can anyone think of a high-end retailer that would want to be on that section of KWS?? Surely there is not enough passing foot traffic. The office space will need to be committed to by businesses that want to move into the building but surely they must question the timeframes proposed and therefore be sceptical about committing to leases at this early stage. And then there's the apartments, 126 of them which by Adelaide standards should take at least a year to sell a majority chunk of those, assuming that the plans and prices hit the mark with their target demographic.
Perhaps I am being too sceptical!?!?!

I don't blame you for being skeptical

I don't know how Karidis operates, but developers I have worked with generally have tenants etc lined up (if not lined up a pretty damn good idea who they are going to get).

Given the scale of this one, I would hope Karidis has already locked in tenants hence the confidence.

I can't see how anyone could knock the look of this proposal. C'mon. By Radelaide standards this is one fine looking
'scraper. We are screaming out for a decent, modern glass tower..... and we all want it built, I would hope :D

This is easily my favourite proposal in Adelaide at the moment :D

If my apartment in New Mayfield actually ever gets built, and I do mean "IF"......then this building and the rest of the southern CBD
would be my view from the balcony. It's definitely feeling like a little city down there these days.

Let's hope Karidis delivers. Maybe he see's this building as his legacy, and hopefully wants to give something back to Adelaide.

Who knows, but things are moving. Do we have sale figures yet for this one?

Wouldn't it be important to get a development approval before they start asking for tenders, etc? There seems to be an awful lot of work to do on this before they start construction as indicated at the end of this year. I know Karidis has deep pockets but surely he will need some bank funding and the banks won't touch this until he has a big chunk of the apartments sold, offices leased, etc.

Different developer that is Kyren.

Also I would suggest this development is going through pre lodgement process. Those applications generally get approved within a few weeks after official lodgement as most of the issues have been ironed out.
