As the second application is non complying, it gets advertised and other 3rd parties can object and obviously drag the process out. So it makes sense just to get something approved so you can raise finance/demolish and start selling/building as per the original approval. So really no time is wasted esp. if the non complying applications get held up/rejected.

Unless the process has changed, ACC would have the power to decline to assess the application from the outset (ie refusal). There is no right of appeal against this decision by the applicant. Conversely they can agree to assess the application and commence consultation, referals etc. A decision not to refuse at the first step does not signify the Council's intent but it would mean they believe it is worthy of further consideration.

This is now on pubic notification for the amended proposal. Here is one of the many new renders. Also does this proposal go all the way to Hindley St? As in the taller tower is on Hindley St?

Just makes me wonder why we have never seen any southern facade renders.... maybe Denny Crane can clarify as I think he said he is involved in this project too, in the spire thread..

This one will certainly make that street a little bit more aesthetically pleasing, might even have a good impact on the skyline too, but the mac shack on Hindley St should either be preserved or re-built much bigger within this new building...just thinking like the huge one on George St in Sydney

Well, considering the current McDonald's operations at Hindley is constrained so much by overwhelming capacity, particularly on weekends, I think they definetly will expand their operations to occupy the entire ground floor tenancy of the southern tower.

I love this development, I think it'll do wonders for the north terrace and hindley street streetscape and overall skyline. I thought this was already on public notification though, does anyone know how much longer we'll have to wait before demolition of the existing and construction of the new begins?

Guys, there's no way this goes to Hindley Street.
It looks like it stretches from North Terrace to what I think is called Woodsons Lane.
The new renders look OK, but I'm slightly concerned about how prominent those plant rooms will be on a skyline perspective.

Yeah I agree, it looks to me like woodsons lane separates the two towers and the southern tower does actually face onto hindley st.
