Ever - no.
Since the CML building, possibly.

Absolutely, in terms of defining the city sky line with its unique shape after 20+ years of bland boring box buildings. Others would be SAHMRI and Adelaide Oval in terms of their significance as city landmarks.

Have you ever heard of Adelaide oval ?
In terms of iconic buildings, the Sofitel Hotel on Currie street is going to be a lot better than this.
[COM] Re: Renaissance Arcade | 132m | 40 Levels | Realm Apartments
The Sofitel will be a glass box. Adelaide Oval has no impact on the skyline.

It depends on whether "best development this city has ever seen" is in the context of public or private development, and whether we're talking about skyline impact, or economic/social impact.
Adelaide Oval probably wins from a social/economic aspect. SAHMRI, CML and plenty of others (St Peter's Cathedral in North Adelaide, T&G, 1930s AMP, the GPO and others) would all be fine arguments from a skyline or architectural impact point of view. I'm very fond of the Bank SA building personally with its art deco facade and intact interior.
Based on their renders, this and Sofitel could absolutely stake claims depending on their finished product, but don't forget that they could also end up being disappointing (Vue anyone?).
Not directed at you CharlSx, but can people please put a bit of thought into this discussion if you're going to contribute? Responses like an unsubstantiated "no" from multiple people and replies such as "ok" to said unsubstantiated opinions add nothing to the discussion but annoy people and create needless hostility.
By all means disagree, but at least justify your position in a mature way. It'd be interesting to hear people's opinions on this topic (perhaps in another thread).

Is that glazing I can see in Adelarch’s photos?
[COM] Re: Renaissance Arcade | 132m | 40 Levels | Realm Apartments
Certainly is! From what I saw on my drive past is that it's a charcoal colour with high reflectivity. Once the gold accents are placed over this could end up incredible, it'll be great to see the facade once the tower rises above it's neighbours.

From last night, looking striking at dusk.
