New app lodged Friday for 18 level Student Accomodation tower.
Location is opposite the War Memorial by the looks of it. not sure what building is to be demolished.
Type: Development Application Received
Application Number: DA/114/2008
Lodgement Date: 15/02/2008
Location: 199-200 North Terrace, ADELAIDE SA 5000
Description: Demolish existing building and construct 18 level student accommodation building with basement carparking and ground and mezzanine commercial.

Wow that looks very... boring. Just like the East West Apartments a bit further down.
Why is it that some of our most prominent sites in the CBD are being taken up by student accommodation?
I would prefer to see cheaper 2 bedroom apartment buildings being built that have the option of being bought by investors for student accommodation or owner/occupiers.

Good to see yet another proposal for Adelaide! 18 storeys in that location will have a bit more impact on the skyline than the twin 18 storeys of 140 North Terrace, and additional foot traffic around Rundle Mall can only be a good thing.
I've just checked some of AtD's photos, because I could have sworn that the former Gallerie Arcade was number 200.
Whoever owns this damn thing, could you please ensure that you include your nice facade in an extension of the development next door?

So the building will be roughly the same height as 223 North Terrace? Considering it would consist of 18 levels, which is nothing to sneeze at, for some reason I assumed it would be reasonably taller. Regarding the design, well it might look pretty plain from the elevation diagram, but it could be revised several times before getting approved and built, and might end up nicer than expected.

Pistol78, I have been told these are very early renders/images from the SA based architects and the new ones are being worked on from an international firm. They submit these renders now to get a DA number because the wait at the ACC is 3-4 months before they even look at it and in that time they will lodge the final images.
When a site is limited in size it is hard [and expensive] to get many carparks so the reason for hotel or student accommodation is planning laws allow you to get away with little or no car parking vs. the onerous demands for carparks for normal apartments.
So if you can only fit say 20 carparks on the site planning rules may allow only 20 apartments or 4 - 5 storeys vs say 18 storeys for hotel /student accom.
Also the developer has been trying for years to buy the surrounding neighbouring sites but either they don't want to sell or they are heritage listed [the gallerie] and can't be demolished or have mulitple owners [OPSM building] and are locked-in long leases with tenants for varying periods. So it makes it hard to get a bigger footprint even if you want to.
Ben you may need to re-do the render so it fits.

Correct me if I'm wrong but 223 North Tce wouldn't be 18 levels. Gives the impression in the render that they are the same height though.

Don't know how tall 223 is, but the new development at 199-200 is at 53 m [the max height for the zone].

223 Nth Tce is 48m.
I was a bit fast to criticise wasn't I HGIH. I get frustrated by the amount of new developments that are student accommodation.
But I do like the idea of a hotel as it is in such a prominent location - across from the museum and library and on the doorstep to Rundle Mall
As it is slender it will look taller than it actually is.
Just on a side note, does anyone know what is happening on the footpath outside the museum? Concrete slabs have been poured (temporary) all in front of the museum - some sort of fringe installation perhaps?

Edgar, do you mean the red-brick building [formerly Colonial] on the right, corner of Gawler Place?
It [as well as the car park opposite] is owned by Naomi Travers-Triguboff who is the niece of billionaire Harry Triguboff of Meriton. You would think she could bulldoze it and get her uncle in to build a new tower.
