This development is on the same site as the bus station towers but is not part of the same development. Will be great to increase the density further west.

This one is still alive. Currently on public notification. Unfortunatly it looks like the council has forced them to chop off another two levels down to 11 even though the council backed precinct development is 18 and right next door... can anyone say hidden agenda.

Based on the provided renders this one looks quite nice, and modern.
It seems to be a waste of prime land if you ask me for such a low building

What are the (currently non-existant) buildings around it?

So is this part of The Precinct or seperate?Ben wrote:The Precinct development at the old Bus Station Site.Norman wrote:What are the (currently non-existant) buildings around it?

Completly Seperate. Which is why I am dissapointed that the original proposal had to be scaled back when the council are allowing 3 x 18 levels towers to be built just because they are part of the development.Norman wrote:So is this part of The Precinct or seperate?Ben wrote:The Precinct development at the old Bus Station Site.Norman wrote:What are the (currently non-existant) buildings around it?
[CAN] Re: #PRO: 10-14 Andrew St | 35m | 11lvls | Residential
When is the council getting around to their development review anyway? I've had enough of their arbitary height limits and nonsensical justifications for 'scaling' back developments like this one.
[CAN] Re: #PRO: 10-14 Andrew St | 35m | 11lvls | Residential
Ben, Even more dissapointing, considering when you look at the height limits map it is actually within the 58m area, and even if that was only designed for the precinct, then the whole area around it is 40m (with the exception of buildings fronting grote st)? so go figure, worst case scenario itwas in a 40m zone, proposed at 35m, and told by council to be scaled back to 30m. The only reason i care about the extra 5m is it would help break up the monotony of the precinct in that there will most likely be 3 identical towers within touching distance of each other.
Unfortunately thecost of this building will most likely be under $10mill, so will go to ACC and not the DAC, so i dont think the developers have a leg to stand on.
Anyone know what the shorter (8 lvl by the look of it) directly to the west of this is? Dont think we have any info of that?
As for the building itself... well it looks like a typical apartment building, so ill take it, although i love the roof garden idea, which needs to be implemented into more new apartment buildings in Adelaide.

[CAN] Re: #PRO: 10-14 Andrew St | 35m | 11lvls | Residential
The proposal is actually located in an area designated as a 27 metre height limit area. The areas immediately adjacent to the north and east are seperate 58 metre height limit areas designed soley for the 18 level Precinct development apartment towers. Portions of the blocks facing Grote Street actually have a height limit of only 16 metres. Page 320 of the ACC Development Plan has a map showing these height limits in more detail.
The small building to the west is not a proposal. It demonstrates the height limit in this area.
Once again a great example of crazy height limits in our CBD.

This and the 199-200 North Terrace debacle should indicate that the planning laws in the City of Adelaide are rotten. I think that instead of tinkering around the edges as they are currently doing, it would be a better outcome to start all over again.
[CAN] Re: #PRO: The Peak on Andrew | 35m | 11lvls | Residential
This situtation again highlights the inadequacies of the ACC. The ACC should only be responsible for basic services, garbage collection, parking fines etc. All development approvals should go to the DAC, with a complete overhaul of height regulations. Maybe a separate council could be formed for North Adelaide, then most of the councillors can go there and impede development.
