[COM] Ernst & Young Tower | 51m | 13lvls | Office

#1 Post by Will » Thu Feb 16, 2006 7:29 pm

On the ACC DAP meeting that will be held this coming Monday February 20, the council will approve the tower that is to replace the old Advertiser building. The current Advertiser building will be almost completely demolished, with only the floor slabs remaining.

The new tower, creativley named City Central Tower 2, will have:

*A structural height of 61.6m

*A height of 54.3m to the top of roof

*Double height ground floor lobby, which will house retail tenancies

*A 2 level basement carpark for 38 vehicles

*10 800 sqm2 of 5 star AGBR premium office space.

*The building will achieve a 5 star energy efficiency rating through the employment of things such as: rainwater collection/recycling, waterless urinals and AAAA+ fittings.

Unfortunately I cannot provide an image, however I understand that the tower will incorporate certain elements from the old Advertiser building, such as the metallic slits on the facade. The facade will use a similar colour glass as that of City Central Tower 1, however the facade will also have zinc, limestone and aluminium fittings.

Work should commence later this year.

Yes, I hope to see a colour image soon. Hopefully the user who has the contact at Woods Bagot will be able to provide us with an image.

Howdy all, Is the height of the new advertiser building (CC2) different to the current height?

The current Advertiser Building is 49m tall. However the new building has an unusual double storey plant room which increases the structural height of the new building to 61.6m.

Well, I'm changing this thread's status to UC, as the first Pedestrian Protection barriers are up on the Waymouth St side. Don't be surprised if this is the side the tower crane goes, due to the off street access that would be shared with CC1.

Although the picture posted does appear promising, I still feel we should wait for more action because when the development was approved, the developers made it seem that construction would start later on in the year, which probabaly means the last quarter.

However I am not sure whether by construction they mean, construction of the actual building or demolition of the current building.

On the ACC DAP meeting which will be held this coming Monday 1 May, the council will approve a major amendment to this development.

Instead of giving the current Advertiser building an extreme makeover, the developers have now decided to completely demolish it from the ground floor up.

The reasons for the change of mind are due to the current Advertiser buildings high levels of asbestos, a structurally weak core, and it was decided that it would be too difficult to transform the current building into column free office space.

As a result City Central Tower 2 has had some changes:

*The double level plant room has been deleted, as the plant equipment will now be housed in the top floor
*As a result the structural height has been reduced from 61.6m to 50.8m. (Howie can you change the title of this development to 50.8m)
*The building will now feature 'pods' which will extend from the structure onto the airspace above Electra House.

The building will still have a plantroom however it will be incorporated into the uppermost level, thus you will not be able to see it.

The building will be built next to the heritage listed Electra House. This means that the airspace above Electra House will never be used. The developers behind City Central have therefore decided to have 'projections' of the building jutting out from the facade above Electra House. These pods are room size, and they are expected to become board rooms, and cafeterias.
