Ben - a refresher- where are the gallery apartments relative to Franklin/Morphett intersection? Good to see this - a matter of time before Morhett St develops.

HI GHS This site is opposite the precinct and not part of the development. The developers are "China Australia Development company". I am assuming by the name it will be student appartments but time will time.

Skyliner this site is in between Waymouth and Franklin street on the eastern side. Hope that helps?

I note it exceeds the height limits for that area by ~15 metres (ignoring, of course, the two exclusive regions across the road for the sole benefit of developers on the Balfours and old bus station sites, which are completely at odds with the ACC's pyramid skyline goal. And gee whiz, hasn't the old bus station site gone amazingly well since it was granted an exclusive height limit of its own? But I digress).

Bet you costs more than $10m. :wink:

It has underground parking thought. Far too expensive a luxury for a student building.

Yes, it really is as bad that there are so frequent and arbitrary exceptions to height regulations as it is that the restrictions seem so mean to begin with. Either we do have regulations or we don't: having height limits but allowing them to be exceeded on what appear to be whims of council or planning approval bodies just encourages this cycle of developers proposing buildings outside those limits, council et al to reject them on that basis, and the stories of "Adelaide is anti-progress" to flare up again and again. If the planning requlations are consistently enforced, then at least we would all know where we stand and we could have a robust debate about the regulations themselves. As it stands, it revolves around the personalities of the people involved and arguing over who's in whose pockets.

And I could just imagine there being a clerical error and the height limit on the bus station site was mistakenly set to 58mm :)

Interesting, too, that this and the Gouger St apartments (the ex Merc) are the only two recent proposals I can recall that will have underground parking and each are being built by Chinese partnerships.

Comprising of close to one hundred and eighty apartments (all with access to natural light and fresh air to every bedroom and living space), the building form is broken down into three main elements: A podium addressing Morphett Street, a tower section maximising north and south facing views, and a 'crown' setback on the top levels, with feature folded glass and vertical blades combating the western sun and spectacular views.
