Starfish devlopments, the developer behind Vue has its second project coming before the DAC this Thursday. It is proposed to be 73m which is 20m above the height limit in the area. There are to be 223 apartments and 2 retail tenancies, one fronting Moprhett Street and the other Wright Street.

This building was due to be bigger in both scale and height but were encouraged to reduce it in the pre lodgement process.

I'm unable to use photo nbucket at work so apologies about the pic sizes.

Oh yay, random groupings of balconies framed by boxes. Never seen that before in Adelaide.

Given the developer, I was expecting more.

Architect is Woods Bagot the firm behind CC8, CC2. I can certainly see the resemblance.

Woods Bagot can do a lot more too. After all, they did SAHMRI. Also responsible for New Mayfield — so they can certainly do good residential buildings within our market.

Woods Bagot also designed the new the part of the Convention Centre which looks like crap.

Looks ok to me, although the top render looks a bit top heavy.

Great, I've been keen to see what was in store for this site since mentions on the Vue topic about their plans for another sort of landmark development.

Having tea at Hotel Whitmore last night I can vouch for the definite boost this whole area needs in terms of bringing it into the broader fold of the city.

Shame they were encouraged to reduce the height (I'm Ok with reduced scale) but there you go, it's still light years ahead of an undeveloped block which is basically right in Adelaide's increasingly '24 hour zone' there along and around Gouger.

I like it. I agree that the little bit at the top is a bit ugly, but it's a pretty nice design other than that.

Disappointing it was scaled back, but at 73 metres and with nothing near that height in the area, I think it will look a bit taller than it actually is.

As a side note, why is the cancelled 171 Gouger Street project on the third picture? And what's going on at 174 Wright Street?

Looks like a decent little development for that part of town, hopefully it goes ahead as quickly as Vue.

They shopwing the Gouger project to show how this project scale fits in with built and proposed buildings. The Wright Street proposal is a 9 level Hotel.

Agreed, it sets a good precedent of increased momentum for future 20+ level developments. Not to mention bridging the gap between Adelaide's main high-rise cluster and other untapped low-rise corners of the CBD, which is long-overdue.

the fact that this has no ugly 70m high concrete wall means it gets a thumbs up from me.

it's an ideal location in a relatively low traffic area. i hope to see more developments of this scale around whitmore square.

After walking along Morphett Street to Fork on the Road at Whitmore Square yesterday, you get the impression you're on a main drag of a country town.

Developments like this, Vision and Central Adelaide will bring Morphett St into the CBD, in terms of height and vibrancy.

BTW I like this proposal.

I like it! If the developers target market international in particular Chinese investors as heavily as they did with Vue this also could sell out in no time.

Bohem - a $105 million apartment building from Starfish Developments

MORE than 200 apartments will tower over Whitmore Square under new plans approved by the State Government’s Development Assessment Commission.

The $105 million project - on the corner of Wright and Morphett streets - will feature more than 3000 exotic and native plants in a series of hanging gardens across the building’s facade.

Known as Bohem, the tower will scale 17 storeys and 73 metres, and comprises 220 one, two and three-bedroom apartments and penthouses.

Developer Starfish Developments is a joint venture partner in the $100 million Vue project on King William St, which will add 207 apartments and penthouses to the city skyline when completed in 2016.

Starfish managing director Damon Nagel said the tower would transform an unsightly and largely derelict corner into a bohemian precinct in the city.

“Adelaide’s West End is a fusion of cultures and styles and this is reflected in Bohem’s design which brings together various design elements, scaled heights and setbacks, and exterior finishes and materials,” he said.

“The project’s proximity to the Central Markets, weekend pop up markets, Gouger St

restaurants, hip laneway bars and the green city squares will be key attractions for residents.”

The Woods Bagot and Enzo Caroscio design integrates two buildings above a five-storey podium level with scaled heights from 12 to 17 storeys.

The podium rooftop garden will include a pool, gymnasium, recreation deck and outdoor entertaining and barbecue area, while retail shops will front Morphett and Wright streets at ground level.

A 22 metre vertical garden will be planted on the Wright St facade, while plantings will also be used on the Morphett St side to screen 200 car parks across six levels.

Future residents will be expected to add plantings to their own balconies, and will be offered

tips on how to create and maintain their own balcony garden.

The apartments will hit to the market in March, with an expected commencement date by the end of next year.

Around 200 jobs will be created during construction.
