An application has been lodged for the church site next to Adelaidean. Unfortunately. It’s student accommodation. Being a corner site on North Terrace this design better be acceptable.

The architect is intro design.

GSA Australian Pty Ltd c/- Intro Design Pty Ltd

266-269 North Terrace, ADELAIDE SA 5000

demolition of all existing structures and the construction of a 34 storey mixed-use building comprising student accommodation, associated student services/amenity spaces and ground floor commercial land uses.

Jesus at that height you'd better hope it looks decent. Given that it is a good design, what a little cluster this will become. The design needs to be interesting in the least, given that it is in SUCH a prime location.

EDIT: Had a look at the architects website... most of the designs I don't believe have been built but none the less, I don't know if I love what they have put forth, though I do like the Waymouth and Palladium proposals.

I like those designs, I think we'll expect a quality development.

Buyers on the north side of Adelaidean will be pissed off though.

Well damn, that part of the city could conceivably become the most dense (and tall) part of the city. I would be very annoyed as an Adelaidean big wig/purchaser if my development next door lost about 80 to 85 percent of its northern views.

I'm not really confident that we'll see a masterpiece, since student accommodations aren't renowned for being extravagant pieces of architecture. But Intro did design the Rockford Hotel proposal which looks pretty good.

If they want to do a modular design since it's a student accommodation, then hopefully it's at least of the standard of 157 Waymouth, but hopefully a bit better given the prominence of this site.

I get that the uni is literally across the road, but surely such a prominent corner is not the place for student accommodation. I'd have thought the land value alone would have killed such an idea, especially when students appear happy to live on off streets and laneways.

All of a sudden the eastern CBD is a fight for the sky, not forgetting the Rundle Street/East Tce proposal!

I bet the buyers of Adelaidean didn't think they'd lose their northern views quite so early!

Hopefully we get a design that suits such a prominent location.

It's a gateway site. It'd better have extraordinary design and intensive street activation at a minimum.

Sucks for the people who bought North facing apartments in the Adelaidian, but that's the nature of development.

Really hope they are strict with approving this though, we'd better not get something like that abomination across from the train station.

Hmm, their other proposed projects in Melbourne & Perth don't look too good. You know we won't, but hopefully get something better than these:

I thought I remembered someone saying in the Adelaidean thread that this site had a lower height limit?

Still, good to see interest continue in the East End and hopefully more residents in the core.

Site is more than 1500sqm, so unlimited height.

If the mod. can change the address in the title as per the application (in the first thread) it's 266-269 North Tce. The thing is this site (the church) is only on 700sqm so not 1,500sqm. Also the neighbouring 2 properties are heritage listed and can't be demolished anyway. So it will be interesting to see how they go trying for 34-storeys on a 700sqm site.

Just double checked development plan, site sits within a no height limit zone. Frome Street is the boundary.

I saw 157 Waymouth Street on the site linked and thought that was it. Hopefully it's something similar.

In what world is a plot over the road from 2 university campuses not an ideal location for student accommodation :lol:
