[ City Central ] Masterplan Thread

Just recieved a whole lot of information regarding the upcoming stages of the City Central Project.

City Central Tower 1 - Complete
City Central Tower 2 - Under Construction,completion due January 2008

Electra House - Construction is meant to commence mid 2007 and be complete in January 2008. There will be a high end restaurant as well as a bar/club and gamin facilities.

City Central Tower 4 - We should see work on this site within the next couple of months. Construction due to start mid 2007 and be complete by mid 2008. Austrlia Post have made a commitment to vacate the existing GPO by the end of June 2008 and require this building to be complete in order to do so. This building will have 11,940sqm of office space.

Adelaide GPO - This site will have prelimiary work commence in January 2008 and major works commence June 2008. There will be High end retail, day spas and conference facilities. This is due to open in early 2010 with the hotel.

City Central Tower 6 - 30,000sqm office building commencing construction late 2008. Expressions of interest are currently being sough for pre-commitment.

City Central Tower 7 - 11 Level Hotel and Apartment complex due for construction in mid 2008 and due to open with the GPO development in early 2010.

Darling Building - This heritage building will be turned into student apartments and will be the final stage to commence in the city central project.

Sounds like we should be seeing a lot more construction on the site in a few months time and all projects should have commence by late next year. I will post new renders of Post Office Tower, CC6 & CC7 later when I have worked out how.

Beamer, what about CC3? You got anymore info regarding that. Are we correct in believing its gonna be 20-25 levels. While most of the designs look nice I dont really like the idea of having an entire city block with all glass buildings - too repetitive for me, and especially if they all have that green glass that is used on CC1, and from my understanding CC2.
All the buildings look low rise as well i.e 10-11 levels, which is a bit of bummer in 115m zoned area :( which is why im hoping CC3 turns out around the 100m mark. (

I think CC3 is actually Electra house and not a tower. CC6 will be the tower you are talking about. I think initially there was confusion about CC3 but basically there is no such "tower".

CC1 - Anz
CC2 - Ernst & Young
CC3 - Electra House
CC4 - Australia Post (Office Tower)
CC5 - GPO development
CC6 - 30,000sqm office tower
CC7 - Hotel & apartments
CC8 - Darling Building

Spire is separate to theis development but on the same block.

The existing buildings on that block such as GPO & Electra House should break up any monotony. The varying scales and forms will help too.

The concept designs look great, let's hope they don't dumb them down before construction.

Wow, those renders look awesome! The City Central towers are all stunning and might become the centrepiece and icon of Adelaide's construction boom.

It appears as though there has been a change in the numbering of the towers.

CCT3 has become CCT6

CCT7 has become CCT4

CCT4 has become CCT7

Darling Building CC3a has become CC8

Electra House (CC8) has become CC3

Tower 6 dissapoints me. 30,000 sq m of office space, and it is being thrown into a building only 15 floors high or thereabouts... from the renders that i can see, which means it will be unattractively chunky. I would have hoped and expected a 100m+ tower. However, common Adelaide building economics is that its cheaper to spread out across whatever floorspace there is and minimalise height, an option much favoured by the ACC, which shouldn't be the case. The locality of CC6 in a 103m zone (code assessable) or higher (merit assessable) should prompt the City Central developers to capitalise on the oppurtunity to do so, and create a glass landmark tower for Adelaide.

I believe the render is the original which was not the 30,000sqm proposal but a smaller project and this render is just there to give you an idea of the possible design.

^^^ Yes, the render shown represents the old design for the original CCT3 tower, which was 12 levels - 45.5m tall. This tower only had 16 000sqm2 of office space, and was approved by the ACC in February 2005. However since then, the strengthening Adelaide office market has made it possible for the developers to withdraw the old proposal and instead have the confidence to propose a 30 000sqm2 tower.

Sorry, a delayed response but well done beamer85, great work on getting the details on the rest of City Central project to date.

I didn't even think about the fact Australia Post would need offices as a result of being kicked out the GPO. Although CC4 is only 7 to 8 floors high it should provide a nice stepping-up effect to CC2 and CC1 from the GPO and Victoria Square. It looks like the glass maybe more blue or black from the renders too, but hard to tell. I think there has been enough green glass now at City Central, blue/black tinted glass would provide a great contrast to CC1 and CC2. Also sounds good that CC4 isn't that far off. It hasn't been submitted to Council yet though has it? If not the approval may take a while, wait and see I suppose.

As for CC7 it has good potential, looks to be interesting design-wise.

CC6 has even more potential, hopefully we will get a nice big glass tower there. This block will look amazing once complete.
