I agree both with those who say that 6 levels is better than nothing and those who think that such a prominent location deserves something taller. Is it possible/would it add much to the cost, to design the building in such a way that more levels could be added on later when things have hopefully improved? If so, the dev. approval could be granted for the lower height without locking away the airspace above for many decades to come.

Watson Hotel and Apartments project at Walkerville builder has new Adelaide CBD project in sights

Melbourne-based Asian Pacific Group has acquired a development site on King William St, where it is believed to have plans for another residential project.
The site is located next to the Optus Building at the southern end of King William St - where Hills Holdings once planned to develop a $75 million headquarters.
In 2008, Hills' joint venture partner Goodman Group walked away from the project, having failed in its search for tenants to pre-commit to the 24,000sqm of proposed space. The site has since been vacant.
Asian Pacific Group chief executive Will Deague said the site's proximity to the redeveloped Riverbank precinct, parklands and major restaurant and cafe strips made it ideal for future development.
"Adelaide is really moving forward with significant investment from both the public and private sectors and the Asian Pacific Group is pleased to be able to invest further in the city," he said.
"Coming from Melbourne, we've been impressed by Adelaide's growth and in particular efforts to revitalise the CBD and add some vibrancy to city rim suburbs."
Asian Pacific Group's second Adelaide project follows the success of The Watson Hotel and Apartments at Walkerville, where more than $50 million worth of apartments were sold in the first weekend after their release.
More than 95 per cent of the $120 million project's apartments have been sold prior to completion.
Asian Pacific Group will start marketing the King William St project early next year subject to necessary planning approvals.
"We're prepared to be a bit braver and bolder with this project to ensure it's attractive to the local market and architecturally will stand the test of time," Mr Deague said.

Does anyone know if this site is large enough (> 1500sqm) to be exempt from the height limits? I have a feeling it just falls short.

It has been a big blot on the landscape in this rapidly improving southern King William St streetscape/surrounds. This development should add further impetus to redevelopment, diversity and vibe with an increasing component of residential in the mix - increased pedestrianization day and night, increased viability for local services and activation at street level.
Time for the southern King Wm St tram stop to be upgraded?
The ex-Caledonian Society building development should add increased patronage to the tram and who knows what is in store for the fabulously located Trims site? (Believe it missed out on the winning bid as a potential site to build the new police headquarters?)
The tram easy connectivity is a key factor adding to the attractiveness of this part of the city, especially the link to the emerging medical/health, research and education precinct as well as retail, culture, recreation etc.

A little more information, from the DAC report:
The construction of a 27 level (including roof top plant room) residential tower plus basement, containing 205 residential apartments:
-139 one bedroom
-62 two bedroom
-4 three bedroom penthouses (level 25)
-two ground level retail/commercial tenancies of 199m2 and 212m2
-basement including car parking spaces and bicycle parking spaces waste collection areas
-172 on site car parking spaces located on the basement, ground and levels 1 through to 5
-226 bicycle parks located on the basement, ground and level 5.

wow, Ive noticed over the past month the huge amount of under contract details on city residential stuff on realestate.com, and Im wondering if the developers have picked up on this. I bloody hope so, what a positive vibe there is in the city atm, just need to do something about this desert climate will now seem to live in.
