School site decided — what’s now in store for the old RAH site

APARTMENTS, hotels, cutting-edge businesses and shaded gardens are among the State Government’s ambitions for the old Royal Adelaide Hospital site now that it has selected another site for a new city high school.
The Government will today release the “design principles” for the site just weeks ahead of asking major national and international developers to prepare ideas redeveloping the site.
Any proposal for the site would have to include plans for restoring and reusing its heritage buildings, putting wrecking ball through others and must ensure it is populated day and night.
Planning Minister John Rau said the design principles were “broad brush” directives which should not narrow the ideas potential that developers may bring to the table, but would ensure proposals meet Government requirements.
“We’re trying to encourage proposals to be as creative as possible with financing and developing,” he said.
The big rubble mountain plan from Slovakia’s Nice Architects was the people’s favourite but not the judging panel’s.
Guidelines for developing the site include:
DEMOLISHING lower-value buildings to create generous and well-connected public open spaces that include shaded landscaped areas.
REMOVING additions and extensions to heritage buildings and reveal the original facades to restore and repurpose them.
DEVELOPING the ground level of buildings to maximise public use.
Shaded gardens are planned to draw people into the area.
CREATING better paths and connections between the university, Botanic Gardens and East End.
“The site must have mixed use, to draw people into this area during the day and the night,” Mr Rau said.
“The site should be active and populated 24 hours a day ... there would be some people on the site either living in apartments or staying in hotels.
Mr Rau said the Government would look favourably on any proposals which included business concepts that partnered or connected with the University of Adelaide.
“If the University of Adelaide was involved in some sort of research and there was some entity that wanted to be involved in the commercialisation of that would be welcomed,” he said.
“That would be a very strong generator of employment and wealth.”
Mr Rau said interested developers would be able to take part in the expressions of interest process, that would begin in coming weeks.
“I would like to see this attract interest from big national firms and international firms with experience developing sites of this size and significance,” he said.
“This is a once-in-a-generation site. This is one of the most prestigious, best-located sites in the state ... so it’s crucial we get the development right.”
Opposition Leader Steven Marshall said the future of the site should have been decided years ago.
“It is disgraceful that eight years after announcing the Royal Adelaide Hospital would be moving, the State Labor Government doesn’t know what it wants to do with the existing site,” he said.
Property Council SA executive director Daniel Gannon said it was time to “think big” and make sure the development included residential, retail, tourism and possibly even retirement living.
East End property tycoon Theo Maras said the Government should a hands-on project manager rather than handing it over to a major developer to ensure the best quality outcome for each of the vastly different uses of the site.
He said it was unlikely a single developer would be able to produce outstanding residential, commercial, education and health developments on the site.

Doesn't matter - as the opposition, he must prepare an alternative should he win government. Especially given the close numbers - I know Labor has majority Government, but all it takes is for either the Liberals to win a by-election or for one rogue Labor member to defect to the Liberals, and Martin Hamilton Smith and Geoff Brock to switch support. Stranger things have happened in politics.

Marshall has previously suggested selling the site to a private hospital, like Calvery (although that would be off the cards now given their plans). Not exactly a detailed plan though, more like a napkin thought.

hopefulyl we just don't end up with a heap of derlict buildings in the CBD for a few years, or worse public land is sold to private interests.

That would be a backward move and a waste of exceptional prime real estate. One use could be, building a striking new South Australian or Adelaide Museum with a large flexible floorspace than the current cramped museum on North Terrace. It could have a big emphasis on Aboriginal history, a section dedicated to the history of 'Adelaide and SA' and hold major traveling exhibitions unique to Adelaide only. The existing SA Museum could be converted into a larger Art Gallery of SA or other tourism purposes.
^^ This will massively boast the tourism sector and create much needed jobs.
For the rest of the site...

Public plaza with cafes and restaurants
Expanded Botanic Gardens
Architecturally designed five-star hotel and apartments with uninterrupted views of the Botanic Gardens
etc etc
The ideas are endless, it's time for this state to think big and bold. Unlike the Riverbank, this is Adelaide's chance to create something that is unique to Adelaide only and put us firmly on the tourism map.
Thankfully at least, common sense prevailed and the high school will be built at the far end of the RAH site, away from our premier culture boulevard.

We share the same ambitious outcome, our Art Gallery and Museum are suffering capacity issues, they need to be resolved. The job of the opposition also involves presenting alternatives.
If Steven Marshall and his disfunctional useless mob want to be elected to government one day, they need to come up with alternative plans to what Labor is doing and proposing to do.
Seriously it couldn't get any easier for Labor these days. The Liberal party opposition is virtually non-existant. But what should we expect with Vicky Chapman and Rob Lucas still in their top tier ranks.
If the Liberals had any brains and plans, they'd be bringing in young blood with fresh ideas and enthuthiasm.
Labor already has at least one potential new leader whose in the ministry and being groomed. The Liberals? It'll probably be Lucas or Chapman.
The Lierbals may not have access to all the data and information regarding this site, I don't know how it works I'm not in politics. But it wouldn't be difficult to engage some architectural firm or firms to come up with some at least basic alternative uses for the site(I assume the Libs are intelligent enough to know the extent/size of the site in question.....).
It's easy to sit back and throw mud..it's harder to actually do your job. Hence why they are stuck in opposition for well over a decade.

I disagree with the ideas rev, the Liberals have had a number of clear cut ideas at all elections, their failure is moreso pointing the errors of the Labor party, they are never held to account. Oh and the appear to suck at targeting close seats.

just out of interest and as a straw poll, given we have I think either the worst or close to the worst unemployment in the nation (or atleast the mainland, I know that youth unemployment in the North is worse than anytime in history something around the 20% mark) the worst economic conditions, a constant unrelenting brain drain and a state debt worse than it has been in the history of the state - the newspaper could be onto something?
