The current generation of architects are just as capable of exceptional ideas — the onus is on developers being brave and seeing past floor plate optimisation.

To Ben, I think [and if anyone wants to confirm?] in 1993 the Govt gave Mancorp [Maras] a 99-year lease on many of the "East End" commercial buildings including the Stag etc. Maras' then developed and essentially sub-let the properties as landlord to the current tenants. If you go to Maras website you can see a portfolio of some eighteen (18) separate East End properties.
If you search the Stag property [299 Rundle St] it confirms -
23/12/1993

LEASE
Registered
RUNDLE EAST CO. PTY. LTD. (ACN: 060 352 329) - ie Maras
Go to the below article on The Maras Group in 2011 to explain the history of how the Govt put the site out for international tender and Mancorp/Maras won the rights to develop it -

Possibly the land adj. the Stag could be developed much like they developed the vacant land that is now a 6-storey building with Burger Theory on the ground floor.
