Well what would else would you put on this busy main road intersection? Housing? For Kaufland, try finding another site of some 40,000 sqm of [cheap] land in or around Prospect which also is zoned retail/commercial.

It's right in the middle of Churchill Rd, which covers a wide demographic from near city Prospect/Fitzroy, out to Kilburn near Grand Junction Rd.
Might be a good spot, combined with the new housing, and next to the train line.

To put it in perspective - Churchill Centre is a 24 ha precinct (240,000 sqm) vs Arndale has about 50,000 sqm gross lettable area at the moment. So approx 5 X the difference/size.

Wouldn't a better spot for Kaufland be on the Northwest corner of this site? ie Incorporate it into the train station, and build some other service shops in the complex, with a pedestrian link under Churchill road to Bunnings? Maybe some extra park and ride parking to attract extra commuter customers? It seems in SA there is a concerted effort not to incorporate shops into station precincts. We build houses and apartments right up to the stations instead. Think Mawson Lakes/ Oaklands-Westfield/ Woodlands-Castle Plaza etc. Always in SA, the stations sit in isolated glory amongst housing, where they are not visible, short of parking and unsafe, while the shops, interchanges and associated services like post offices, newsagents, coffee shops, supermarkets are away from the stations. This is not normal almost anywhere else in new developments interstate.

Surely that depends on how the precinct is designed. The only other complex I could see suited to this site would be an IKEA, seeing as they are yet to expand out of their Airport site, this would provide a good second base for them.

Agree in general Rev, but for this particular site, it is not even really about money-just poor planning. A private developer is building a huge shop complex, a private developer is building scores of nearby townhouses. What was to stop the government "inducing" the developers to get together and come up with a precinct plan, including a new integrated station. I was thinking about this proposal. Why does it have to be right next to a train station? That site is too good to be wasted on another warehouse.

It also depends what the zoning for the corner site. The council and/or Govt may have zoned it so the owner/developer had no choice...
