Adelaide Football Club to establish its new home base at Thebarton Oval

Adelaide will establish its new home base at Thebarton Oval.

The Crows had been weighing up between Thebarton and the former Brompton Gasworks, which the State Government awarded to a Melbourne-based developer in January.

Adelaide chairman John Olsen said the new home, which would encompass two ovals, as well as indoor training headquarters and community space, would be world-class.

“This development will underpin our football-first focus and it will benefit our players, coaches, staff, corporate partners, members and supporters, as well as the local community, for many years to come,” Olsen said.

“Aside from being a state-of-the-art headquarters for all players, coaches and staff, it will be our AFLW team’s home ground, having dedicated facilities for both athletes and spectators.”

The State Government welcomed the Adelaide Crows announcement, a spokesman said.

“The government’s Brompton Gasworks site review is assessing complex issues that remain subject to ongoing review,” the spokesman added.

“It is expected that a final report will be presented to Government in the near future for its deliberation, with the Planning Minister to respond when Parliament returns.”

After many months of consideration and extensive due diligence, I am pleased to inform you that we have identified the best site to meet our long-term requirements for a new world class headquarters.

The near city location of Thebarton Oval brings to life high performance advantages which align with our football-first strategy. There are also a large number of positives for you as Members, along with our broader fan base and the community.

Given our progress, I thought it was appropriate to provide you with context around our decision-making, as well as an update on other details about the development.

- The site encompasses 9.1ha and accommodates a large sports precinct. By comparison, it is about 30 percent bigger than another parcel of land previously considered at Brompton;
- The State Government’s latest plans for the South Road tunnels mean a large section of Kings Reserve would be available from the outset, rather than the Club having to wait 7-10 years as initially advised. Therefore, two ovals can be established. One will be the size of Adelaide Oval, with the other replicating the MCG;
- Gender equity with AFLW facilities capable of accommodating the industry’s future expansion to full-time athletes and coaches;
- First-class aquatic facilities encompassing cutting edge hydrotherapy resources, as well as leading rehabilitation and medical amenities, with publicly accessible allied health services;
- An indoor artificial grassed training field which is nearly double the size of what is currently available at West Lakes;
- A new and improved council community hub can be developed to replace the existing building which will be demolished as part of the South Road works;
- More member and fan focussed areas, such as an interactive museum and café, along with greater on-site car parking options;
- Added facilities, such as a skateboard park, playground with dedicated parking, and soccer pitch-sized turfed area can also be established;
- Increased community greenspace which is fully open to the local community. It sits alongside two AFL competition-sized ovals that can help address the significant shortage of playing fields across suburban Adelaide;
- Significantly lower environmental remediation risk as well as no road closure with subsequent and costly sewer trunk relocation requirements, compared to the former Brompton Gasworks site.

As you can see, there is a great deal of upside and the high-performance components at Thebarton can be industry leading, and there are equally impressive facilities for you.

I would also like to touch on the former Brompton Gasworks site, which was once of interest to us. The previous State Government awarded it to a Melbourne-based developer in January however, the tender process for that location is currently the subject of a review by the Malinauskas Government.

While this has been going on in recent months, we have taken the opportunity to develop a master plan for Thebarton Oval which aligns with our strategic agenda and ultimately, it is a compelling proposal.

There is a great deal of work still to be done. We are continuing to negotiate lease terms and conditions with the City of West Torrens and SANFL, with the latter currently having a footprint at the site. We will also be seeking State Government funding support to enable the project to proceed and we appreciate the open and constructive discussions to date.

Our objective is to deliver a win-win outcome for all parties, as well as our game more broadly in South Australia.

This is a complex and inter-generational project which we must get right. As always, I look forward to providing you with further updates as we reach key milestones during this important and exciting journey. Thank you for your ongoing support.

If King's Reserve is going to be the home of the AFLW team, maybe rename it "Queen Elizabeth II reserve"? :mrgreen: Or just Queen's reserve?
Big infrastructure investments are usually under-valued and & over-criticized while in the planning stage. It's much easier to envision the here and now costs and inconveniences, and far more difficult to imagine fully the eventual benefits.

A few more details from another related article published today.
On Wednesday, the Adelaide Football Club revealed it had signed off on its new headquarters at Thebarton Oval, which include a “world-class” facility for the team – and the community.

The Thebarton site was confirmed after the Crows’ bid for the former Brompton Gasworks site was shut down by the Liberals last year, an independent review into which was opened when the Malinauskas government took power.

According to Adelaide’s plans, Kings Reserve would be home to the Crows’ AFLW side and have dimensions similar to the MCG, while its men’s team will train on Thebarton’s main ground, set to be the size of Adelaide Oval.

However, Mr Koutsantonis said parts of Kings Reserve would still be used as a lay-off area for the South Road construction.

Exactly how much, he said, remained unclear.

“We think that their works will not impact on our section of Kings Reserve and the Thebarton Community Centre that we need, which includes the Torrensville Bowling Club, for our lay-off areas,” Mr Koutsantonis said.

“What the Crows’ actual plans are with the council is a matter for them, but we think we can work within the scope of what they’ve given us.”

The transport minister also brushed off suggestions that taxpayer dollars would be contributed to the project.

“This is a City of West Torrens piece of infrastructure,” Mr Koutsantonis said.

“In terms of how much we assist them, the Crows are one of the wealthiest clubs in the AFL, I’m not quite sure how much taxpayer’s money they need.

“The question for the council and the Crows is how they integrate into our project works, we’ll work collaboratively with the Crows to make sure that it’s all seamless.”

“I’ve had reassurance from John Olsen that the padlocks on the gates will come down and it will be open to the public as open space.”

He said the state government was working with the Crows to alleviate concerns from local residents over traffic management, particularly amid plans for the ground to be used as the AFLW side’s home oval.

Mr Olsen hoped the club would be settled in its new home by 2025.

“Aside from being a state-of-the-art headquarters for all players, coaches and staff, it will be our AFLW team’s home ground, having dedicated facilities for both athletes and spectators,” Mr Olsen said.

Housing developments have been encroaching the Crows’ current base at West Lakes since the SA Football Commission sold the precinct to developers in 2014 and the club eyed more space after adding an AFLW side in 2017.

The Crows had planned to redevelop the aquatic centre in North Adelaide, before putting that on hold due to the coronavirus pandemic.

Last year, Adelaide City Council blocked the Crows from developing in the parklands.

What you’ll find at the new Crows HQ:

■ Hydrotherapy, rehabilitation and medical amenities and publicly accessible allied health services like physiotherapy
■ An indoor artificial grass training field nearly double the size of what is currently at West Lakes
■ A new council community hub replacing the existing building which will be demolished as part of the South Road works
■ A museum and cafe
■ A skateboard park, playground and soccer pitch-sized turfed area

This plan looks like a good development so long as everything promised happens, but I'll believe all that lovely looking green space between the HQ and South Road when I see it. This is basically the only public park space in the area, so keeping green space that is available to the public is essential:

Nice try at the misogyny, but the Kings Reserve oval will be the one that’s MCG sized.

The main oval will be reconfigured to be Adelaide Oval sized, and will be the main oval of the precinct, which will be used for AFLW (and possibly SANFL) matches.

This is now headlined as a $100 million project, with the state government today committing $15 million to the Crows HQ as well as $10 million to the broader precinct. This is on top of the $15 million federal commitment (carried over from the parklands plan).

This should not be going ahead at all. Terrible development that will have a negative impact on the local community. They can take their corporate greed elsewhere.

Not too sure why they need Kings Reserve as well as Thebarton Oval?
Why can't they just be confined to within Thebarton Oval? Is the bowling club largely going as a result of the T2D works?
It's not like the AFL & AFLW run simultaneously for them to need two separate ovals to train on and/or play AFLW games on. Seems like overkill. Collingwood and Richmond for example, as two of the biggest clubs in the competition, have a single oval to train on each, Olympic Park and Punt Road.

The bowling club would have had to move anyway with the northern tunnel transitioning around there. They've found a new spot for the bowling club along the river, up past Denron Metals. Warriappendi School is also relocating nearby, great to see some of that land being re-used.

As for the Crows, the argument is they need another oval the same size as the MCG to train on, given Vic teams like Collingwood and Richmond get to play there every week. Personally I feel that if they're good enough, the size of the oval shouldn't matter.

Lastly while I can understand the concerns around loss of trees and access to the oval at some times, overall the development is a net-win for the inner west. It will be good for local businesses, opens up Thebarton Oval (which is fenced off and currently inaccessible most of the time), and based on feedback from residents I've spoken to in the area, is generally supported.
