[PRO] 237 Grote Street | 95m | 27 Levels x 5 | Hotel and Apartments

The T3 tower is the only one that looks decent, the rest are uninspired dog shit.
If T3 isn't built in the first stage as per those renders, it probably will end up being watered down.

I love it. Would consider buying into it, but...
A big project like this, built in stages, built in Adelaide... have a look at a similarly ambitious (although different use) development in City Central. From the original renders (I remember being the one uploading them to these forums) to completion.... 20 years.
I would like to live in the end product, but living in a construction site in the interim... no thanks. And who is to say they don't build stage one then crickets.

I think this looks amazing, but share the same skepticism as most on here. Would love to be proven wrong of course.
That tower 3 looks excellent, be nice if we could have something like that as an office building in the core CBD.

Hate to say it but it won't happen.

The reference to this being a version with reduced heights really makes it feel like a concept design was put together on what the maximum usage of the land could be in order to inflate its value for resale.
Hope we're all wrong though. This would be great for adding more residents to the city, and combined with the Central Market and Victoria Tower developments would almost certainly spur the transformation of all of Grote street into the cities main boulevard.

have a look at the Gurner website of their projects - they're not in the business of doing that. Unfortunately the SCAP requested them to reduce the heights.Nort wrote: ↑Fri Nov 03, 2023 9:05 amThe reference to this being a version with reduced heights really makes it feel like a concept design was put together on what the maximum usage of the land could be in order to inflate its value for resale.

Btw any developer dressing up their renders like it's some Bosco Verticale really needs to be held to that for life. What ever happened to that student block nearby? Last I saw it looked like a cafe wall with some Addams family creeping dead vines in the middle.

Approved yesterday by the SCAP

Let’s see how long this takes to (not) happen
[PRO] Re: 237 Grote Street | 95m | 27 Levels x 5 | Hotel and Apartments
If this was serious, it should have been proposed 5 years ago when they were considering extending the tram. Clearly this is a case of trying to rise the land value and nothing else.
[PRO] Re: 237 Grote Street | 95m | 27 Levels x 5 | Hotel and Apartments
The land was owned by Australia Post then its a bit controversial to propose a development on some else's land....
[PRO] Re: 237 Grote Street | 95m | 27 Levels x 5 | Hotel and Apartments
I wish it all the best, but note that the tower (hotel) that's expected to be first cab off the rank is the least inspired. Hopefully the ambition for the remaining towers persists.
Keep Adelaide Weird

The plans and concept look really good and will help Adelaide grow and prosper with an interesting mix of residential and commercial / hotel facilities.
But I will get more excited when the first stage of the development properties goes to marketing and the sales start. Maybe get excited when the land is cleared and prepared for construction.
Two moths since approval and not a sound from the developer. And there have been so many Adelaide developments approved and then nothing...
So, here's hoping...
