if Adelaide is going to count Gawler and Mt Barker then 15 million is valid for London metro area population

The old TAFE site, I presume? It’s an Aldi, long time in planning. There is allotments at the back of this site for med-density housing also.rev wrote: ↑Sat Sep 28, 2024 8:53 amThis one?Saltwater wrote: ↑Fri Sep 27, 2024 3:29 pmDoes anyone have any info on what's going into the development on the corner of Sutton Terrance and Richmond Road Marleston? It's a huge site, and one of the buildings is shaping up as very supermarket-like (large windows, and a canopy over the entrance), thinking it would be a great site for a Colesworth or Aldi but can't find any info online.

Re: News & Discussion: Other Metropolitan Developments
Site clearance for the new RAA Technical Centre on Port Road is nearly complete.
I must say I've been equally impressed and unimpressed with the demolition on this site - all of stockpiled material in these photos is the remains of the old factory which has been crushed on-site and used to infill the pretty large basement. That's all good from a sustainability perspective but there's been virtually bugger all in the way of dust suppression, just a token bowser halfheartedly spraying for 10 minutes at a time before leaving for 45 minutes to refill whilst crushing continues in the meantime.
The whole suburb is now caked in dust due to the huge plumes that have been given off over the last few weeks. Given there's a primary school directly next door and most of this work occurred in term time I would have hoped they would have done better than this.
Either way, the bulk of the work is done now so hopefully it's cleaner sailing from here on.

A LOT of Shell reps at Port Road/Rosetta Street OTR, looked as though they were scoping for the OTR rebrand.

Following on from this, big 'For Lease' sign out the front of the Krispy Kreme's on this site, citing an exciting opportunity to be next door to a Viva Energy owned service station. So it would appear that Peregrine/Viva Energy are closing these sorts of KK outlets, or at-least this one... Shouldn't be surprised considering the doughnut fad has inevitably worn off and this building as a retail dine in function is way too big for purpose. What I wonder is if this means Peregrine are relinquishing their SA licensing of KK, seeing as this facility makes majority of the doughnuts sold here in SA...Patrick_27 wrote: ↑Tue Oct 15, 2024 12:18 pmA LOT of Shell reps at Port Road/Rosetta Street OTR, looked as though they were scoping for the OTR rebrand.

How many KK Kitchens are there in SA? They make donuts at the one on Port Wakefield Road. Are there any others?Patrick_27 wrote: ↑Mon Oct 21, 2024 3:15 pmFollowing on from this, big 'For Lease' sign out the front of the Krispy Kreme's on this site, citing an exciting opportunity to be next door to a Viva Energy owned service station. I don't pass the PWR one now the expressway goes past. It's signposted as a refreshment stop, but seems very awkward to get in and out of, especially northbound.

Worth pointing out this was the first SA KK outlet. Definitely too big for its use now.Patrick_27 wrote:Following on from this, big 'For Lease' sign out the front of the Krispy Kreme's on this site, citing an exciting opportunity to be next door to a Viva Energy owned service station. The whole site is for lease and Krispy Kreme HQ stays put.
Viva Energy is listed as the head lessee, meaning that although the property may change ownership, Viva Energy will still be responsible for the lease, maintenance, and operation of the Krispy Kreme HQ and the other businesses on the site until at least 2042.

So is it for lease, or for sale?Abwolf wrote: ↑Mon Oct 21, 2024 10:58 pmhttps://www.burgessrawson.com.au/proper ... n-sa-5008/

A post above said there’s a bit FOR LEASE sign, but the linked page says it is leased and for sale including the lease, which is quite different.
Re: News & Discussion: Other Metropolitan Developments
The site is for sale, not the businesses anchoring the site.
If you buy the site, it comes with those businesses (the lessees).
Not a bad opportunity..
+ Rare triple net lease structure, with tenant responsible for all rates, multiple holding land tax, building insurance
+ Tenant also responsible for all structural maintenance, repairs and replacement, (including fuel tanks and equipment).
+ Brand new 18 year lease to 2042 plus options to 2077
+ Stamp duty free investment
+ Important 52 on site car spaces
+ Guaranteed rental growth with annual fixed 3.5% rent increases
+ Tenant pays ‘multiple holding’ land tax
+ Rent $759,802 pa + GST

Dozens of affordable homes and a cafe would be built in a five-storey complex at Woodville West as part of one developer’s ambitions plan to build 2000 new dwellings across SA in the next five years.
Under new plans now out for public consultation by Junction Australia, 34 apartments would be built at the new complex on Todville St, which is between Port Rd and Tapleys Hill Rd.
The planned building has risen from four storey to five and added nearly 20 more units.
It includes a cafe on the ground floor, 34 affordable apartments, carparking, landscaping and bicycle storage.
Planning documents say that if funding was successful, all 34 apartments would be rented as an affordable homes, or 75 per cent of market rent.
Junction CEO Maria Palumbo said the Woodville West project was part of the organisation’s plan to deliver up to 2000 new social, affordable and market-priced homes over the next five years.

“The proposed Woodville West project, now before council, will comprise 34 apartments – with a focus on affordable housing,” Ms Palumbo said.
“Located within walking distance to the train station in a great neighbourhood, the plans also include a community space and options for other amenities – all within a place people want to be part of.
“For us, it’s not just about building housing but also creating vibrant communities for years to come.”

The project, to be delivered on land developed by the state government through Renewal SA, would cost about $16.5m.
Ms Palumbo said Junction would pursue funding through the Housing Australia Future Fund (HAFF) to support the development.
“The partnership between federal and state governments and Community Housing Providers is critically important to addressing the housing crisis in SA and across the country. We also need to work closely with the development and construction sector to deliver much-needed housing.”
Ms Palumbo said the project could start mid-next year subject to planning approval and HAFF funding support.
