Yep, it's become pretty obvious that said architectural firm is the go-to for clients that want a project done on the cheap, the roll call from 2 posts above is testament to that.

Unfortunately though, developers don't build stuff for fun. It has to stack up financially, that's not to say they shouldn't be held to some type of quality standard though.

In most other developed, evolving cities, they'd demolish them and build something modern.
These buildings from a bygone era aren't architectural marvels belonging on a UNESCO list, they belong in materials recycling yards.

Does anyone know if Adelaide has building design guidelines?

It's one thing to have a planning system (as terribly flawed and bare minimum ours is) which specifies how tall something can be, carparking, waste management requirements, minimum room sizes, etc. But is there a guidebook that sets out criteria for quality building design - I know Sydney has one and they enforce it pretty strictly. We should do the same. I'm sick of this rubbish cropping up in our city.

Cities are starting to come around to listing brutalist buildings. GHD is not great (particularly after the last refurbishment), but ABC and the Hilton are solid (ha!) examples, as is much of the state admin area.

GHD looked better with the brown glass. The old Highways Dept building at Walkerville (now a hotel?) was another classic.

Developers behind a proposed $350m CBD student living tower say its aims to be the country’s most luxurious uni student hotspot.
The proposed 33-storey, 6500sq m building – which would tower above the state’s oldest church – is planned for 88 North Tce and 22-23 Morphett St, Adelaide.

The tower to be built on Trinity Church’s carpark would offer 1002 rooms across 27 levels, including studio apartments, accessible dwellings and three- to four-bedroom units and be Adelaide’s largest student accommodation hub.


A cinema, 24/7 gym, and social hub with a games lounge would be available for students while the project includes outdoor piazza, open space and retail areas for cafes or restaurants.

A dedicated yoga space, study spaces, laundry, communal kitchen and dining area and bicycle storage are included, while the fourth level would house 169 cars.

The plans are in anticipation of the expected extra 6000 international students when the University of Adelaide and UniSA merge in 2026.

Managing director of developer 1835 Property Jason Di Lulio said the tower was set to be one of the best student accommodations in the country.

“We spent the last eight months travelling the country looking at the best and latest student accommodation, and what we have designed here will be the top end of the student experience anywhere in Australia,” Mr Di Lulio said.

Plans lodged to the State Planning Commission for the Trinity Church site also reveal a proposed new three-level building – south and east of Delbridge House and the west of the Parish Hall – while the church’s famed heritage buildings would be upgraded.


The ground level would have a pre-function and foyer space and meeting rooms.

Office spaces will mostly be on level one, with a new link to the eastern elevation of Delbridge House.

Function rooms, a family room and open terrace will sit on the top level.

1835 Property and Marlborough Caption are proposing to partially demolish the southern attachment of the Parish Hall – which has local heritage listing – retaining the hall itself, and cut down a significant tree.Image

Even at its best it still looks awful.

This is such a prominent area. To not have a decent looking building as people enter this sort of the city is criminal. I’d rather they left it.
