The public realm of this proposal is attricious. Not only that moving this many workers to a site which has no retail or lunch options and out of the core cbd where those businesses will ultimately suffer. All so malinauskus gets a vanity project.
You do realise that the core of the CBD is a 5 minute walk from the tower, to Rundle, VIC square, central market etc. Saying these towers will remove traffic for businesses in the CBD is just not true. All the students from Flinders uni in Festival Tower 1 go back and forth between the CBD amenities all day long.

There will be a couple of cafes and bars in the new tower, but the vast vast majority will just walk into the city where they would usually get their lunch.

There is nothing subtracting from the CBD with these developments.

The Bank St/Hindley/Leigh St area is full of places to eat, all a couple of minutes away. Everyone who works in that building seems to have a favourite place within walking distance, Mandoo being most people's favourite.

I’d love to see you walk to the markets in 5 minutes.

You do realise this “plaza” was meant for the public not for corporations. Once public space is built on you are never ever getting it back. We were told this would be a public plaza with retail and hospitality venues. Now we have over 90,000sqm of office space and one restaurant. It’s disgusting what malinaskus has left us with compared to what we were promised. The cbd core is crying out for rejuvenation this project puts it back decades.

What they mean is that the size of the plaza has reduced. People are unhappy at a loss of part of a public space Vinny, and that's ok.

That makes more sense. I can understand the removal of physical space and size yes. But it is what it is.

Exactly.

The building was initially proposed to make the plaza a more well used public space and be a bit of a destination by adding a bunch of hospitality options.

Then they went "oh well since we're already building that, how about we put more office floors on top..."

Then they went "oh, we're adding more office floors, and reducing the things that were meant to benefit the liveliness of the plaza".

It's gonna be an iconic building for Adelaide, and the rooftop bar/restaurant will be great, but the location and the corruption around the whole process stinks to high hell.

This precinct is a diabolical mess.

It's akin to the mess that DIT, DHUD and others have brought to Pirie Street whereby the majority vacate at 5:01pm (or 4:59pm) to beeline to their cars or train/tram to evacuate from the CBD.

Office workers in South Australia do not add vitality to a night-time economy.

Please ask how East End Cellars' newest venture is going after a few months of having 'vitality' from occupants of FT1.

9-5 is one thing. Yes.

After hours is another.

The proposition that liveliness of public spaces is brough upon by 9-5 workers is farcical.

Elevate the resident population = elevation of the city.

There is simply no defensible argument against this.

Absolutely agree.

I wonder if more residential along north terrace will help sustain the bars and restaurants in this area?

The roof top bar won’t be closing at 5 btw. I know the people using the roof top bar won’t be much, but at least there will still be some people there…

A couple of changes would help these office workers add more vitality to the city.

In my hometown of Newcastle upon Tyne, they had an “Alive after Five” scheme. It was “both a response to the challenge of online competition and the result of the city having identified the huge commercial opportunity that lay in bridging the gap between Newcastle's daytime and evening offers”.

We had free parking after 5pm in council run car parks and spaces, restaurant offers and most importantly all shops stayed open until 7pm.

I really loved it and it made a big difference to the vitality of the place.

Some people at a bar 150m from the plaza itself is hardly going to improve the public realm there much.

Perhaps we're all wrong, and those renders of big empty lobby spaces (that also now block the view of parliament, the supposed reason for allowing an office tower in the first place) will actually be filled with a number of venues intended to bring people to the plaza and make it a lively space.
