This cycle has happened before. Saturated with proposals but they won’t all go ahead.
I would’ve thought prime views of the square would be better suited to apartments and luxury ones at that but they’ve obviously run the numbers.

Crazy that only a decade ago this proposal would have been Adelaide's second tallest.
Hopefully there are requirements for this one to have the ground floor shops, the East End needs to keep that street activity.

I agree this would be a great hi-end apartment location - good position and views
IMO the amalgamated uni will not attract thousands of additional international students. In the turmoil ahead as any takeover happens, plus a money grabbing policy of cancelling all live lectures (losing student to student and student to lecturer interaction, serendipity and learning) the university could well lose numbers to Flinders or other interstate institutions.
With Twin + Trinity + cranker + this, what are the odds of an additional 5-10,000 students needing a city room?
And if immigration numbers are reduced + pathway to residency via study tightened, demand could really go down.
The balance of development in the CBD seems weird. Large emty blocks across the city for years on end. Adelaide has population growth and some decent employment around in defence etc, so the imbalance between student blocks and other private sector development in the CBD is worrying. Maybe most accommodation growth will be in the burbs.

Good set of shops which adds to the vibe of the CBD, hope this one fails.

Carton Deli (the cafe on the corner of Hindmarsh) makes the best coffee in this part of the CBD. The business was set up by a young guy from the North East during covid. Clarity Records is great for vinyls and pivotal for getting local music out into the public. Nonna and I is great Italian food and is always busy. The wine bar around the corner on the Pullman hotel side of the building is always busy and shares the tables and chairs with Carton Deli. Also pretty sure Renew Adelaide and a couple of start ups are in the upper levels of this building.
Everything about this block spells activity. They benefit from the Pullman and Pullman hotal customers benefit from the block. It'd be a real shame to knock it for student accomodation that may not have the same cafe capacity.

It's quite a small block overlooking the square.
Given how cheap and nasty student towers end up looking, hopefully this is rejected and the developers told to take a long hike.

If we're always talking about creating a more vibrant city, full of life and social and economic activity, surely the government can put something into place and have Renewal SA or some other sub agency be involved in assisting with this stuff?
It doesn't make sense, at least in my eyes, for government to talk about this stuff, but then allow the businesses that contribute to that already, be lost.

According to indaily this is a joint venture between Intro design and besix watpac. That makes me think it’s got a decent chance of getting up but time will tell

Ground Level is ok but the tower proper is awful.
Hindmarsh Square student tower images revealed for $100m development on The Block site
The first images of a 35-storey, $100m tower planned for Hindmarsh Square have been revealed. See the plans.

Located at The Block site on Pulteney St, next to the Pullman Adelaide hotel, the building would feature 488 beds across 405 individual and shared accommodation apartments, with ground floor retail outlets and a student reception area integrated into Pulteney St and Hindmarsh Square.
The $100m project is being pitched by a consortium known as Pulteney Street Student Accommodation, led by student accommodation group Campus Estates, Adelaide architect Damien Ellis, lawyer Adrian Swale and construction company BESIX Watpac.
Campus Estates is headed up by Sydney-based Jon Whittle, who’s been involved in student accommodation projects across Melbourne, Sydney, Perth and the UK.
Mr Whittle said the Pulteney St project had been designed to create a “vibrant living community” with a focus on providing amenities that supported “student wellbeing, community engagement and academic success”.
“We’re really excited to be bringing forward such significant investment for Adelaide’s flourishing education sector,” he said.
“Adelaide is home to world class universities, globally recognised as a leading study destination. Adelaide’s global recognition for education and lifestyle draws students from all over the world, creating the growing and diverse market for purpose built student accommodation.
“The proposed accommodation is superbly located which gives easy access to all the education institutions as well as all the other travel, retail, cultural and hospitality facilities Adelaide has to offer.
“The building will provide a generous mix of accommodation types focussed on individual self contained units and shared accommodation appealing to a wide cross section of students.”
The tower, which requires State Planning Commission approval, would also include a student lounge, whole floor study and media space, shared kitchen and dining facilities, gym, laundry and external terrace areas.
It would replace the current The Block building, which houses a number of retail and office tenants including record store Clarity, wine bar LOC Bottle Bar and cafe Carton Deli.
The project is one of several major student accommodation projects earmarked for Adelaide ahead of the university merger between the University of Adelaide and UniSA.
In February, 1835 Property lobbed plans for a $350m student accommodation tower near the historic Trinity Church on North Tce, proposing 1002 rooms – making it Adelaide’s largest student accommodation proposal.

I'd mentioned this a few months back when I first learned of it from friends who work and run Carlton Deli and LOC Bar. Echoing the sentiments of everyone here, this is a rare little hub in Adelaide both in its retail/hospitality offering AND the start-up small businesses situated upstairs. The building itself is daggy (originally built as a car dealership at the turn of the last century, but it's fit for purpose and frankly, there are better sites nearby for student accommodation.
As I understand it, all the tenants were given six months notice in December/January to vacate for demolition but I believe this has been extended until year's end. Room on Fire vintage were always going to close at the end of their lease as Rueben (owner) relocated to Melbourne. LOC Bar are currently in talks with Renew Adelaide and the ACC to relocate to the old North Adelaide Railway Station building (in conjunction with a planned community recoding studio space that the guys from Adelaide band BAD//DREEMS are intending on setting up there); Carlton Deli are working on a day-trade set-up with Gonzo Group (Memphis Slims, Cry Baby, Sugar, Shotgun Willie's) for their new live music venue HoneyDripper (located in the group tenancy of Crown Plaza/Adelaidean) in the interim but they have been offered a space at the bottom of this student accommodation building once it's complete. Of the major tenants, that leaves Clarity Records, who frankly could move anywhere on Rundle Street and still do a roaring trade. Fortunately Rundle Street and nearby have a lot of vacate spaces that could take on some of these tenants and keep them in area for their regular clientele.

Not a fan of that design. If the finishes are nice it could be ok but the window finishes in the first rendor look like a 60's government building.
