[COM] 2 King William Street | Refurb and rooftop bar
[COM] Re: #ONH: Westpac Bank > Seasons of Adelaide Hotel
It will be interesting to see who buys this and what they plan to do with it...
It has development plan consent, so perhaps another hotel/apartment/student accom developer can have a crack at it!

I just noticed today that the Westpac signage facing North Terrace has been removed. Was this done recently?

Sounds promising. I would like to know exactly what 'new facade' in their DA means. I cant see them modifying the exterior too much?

The current facade is good as it is - probably needs a cleanup and perhaps awning needed. Represents it's architectural period quite well.

Despite the hopeful signs experienced last year, this development is now dead.
The owners have decided to instead just repaint and recarpet the office space, and lease it out.

From realestate.com:
2 King William Street is a landmark office tower on the corner of North Terrace and was the home of Westpac Bank since the 1930’s. Following a 2 year shut down period, the owners have made a decision to offer the property for lease following the internal repainting and re-carpeting of the office space.
The opportunity exists for users of good value office accommodation to lease individual floors of 550m² approx which have all enjoy good levels of natural light.
The majority of floors have a small amount of fixed partitioning including a kitchen/lunchroom. The balance of the floor is open plan with minimal columns, ideally suited to a workstation environment.

It's a real shame that the hotel is not going forward. I had noticed workers in and around the building in recent weeks, and had wondered whether it might finally be getting a move on, but alas not. On the bright side, at least it will no longer be vacant -- this site as well as that of the Colonial Mutual Life building are too prominent to be allowed to stand dead as long as they have.

yeah Im not as upset over this as to little Bahgdad which has happened to the former colonial mutual building. This atleast had its ground floor tennancies for all those years to make the street ok, and just when they kick out the tennants and board up the building ready for work, is when the development falls through. That part of K W st looks disgraceful boarded up and seeing a grand old building left like that just brings our city down to the dark days of the 90s. Same thing also with the destruction of the Criterion hotel on K W st for the city central electra house. They bulldoze it ready for construction, and just after they do that is when the development is stalled for 4+ years. May I add Le Cornu to this listSRW wrote:It's a real shame that the hotel is not going forward. Promising Future for Iconic Adelaide Corner
After a protracted period on the market, Knight Frank have secured a new owner for the iconic building positioned on the corner of North Terrace and King William Street.
2 King William Street, Adelaide was home to Westpac Banking Corporation for most of last century, and was purchased by a Melbourne based hospitality group back in 2008 for conversion in to a hotel, but the project fell foul of the GFC and has spent the last 12 months on the market for sale. Due to the property’s prominent location on one of Adelaide’s major intersections it has generated a lot of interest from prospective purchasers, but also from the greater public who were keen to see the heritage nature of the building protected while identifying a viable set of uses for the property into the future.
Knight Frank selling agent Tony Ricketts believes 2 King William Street offered a whole range of challenges to the wider market as it was a case of being able to implement a comprehensive programme of refurbishment in a tight financial environment, while managing the risk of securing new tenants for the building once finished. “We are confident the new owners are able to deal with these challenges and they will stand to derive serious benefits from successfully executing this project.” Ricketts said.
The building sits opposite Government House and Parliament House, and has superb views over the northern parklands, Torrens Lake and the beautiful Adelaide Oval.
“We believe the new owners will incorporate these unique outlooks wherever possible in to their general design and fitouts. I can’t think of another property with as much potential as this one” Ricketts added.
The property currently provides about 5,200 square metres of net lettable area. The basement is a lesson in history being purpose built for a banking use with a series of strong rooms with a ‘bullion lift’ to the ground level, and another feature is the main entrance doors off King William Street which operate on a specialised hydraulic mechanism which recesses into the basement. The lofty ground floor chamber is stunning and would be ideal for high-end retail or a restaurant/bar facility.
The refurbishment programme is likely to start later this year after Council and Heritage approvals have been obtained.

Still an excellent site for a hotel given the nearby redevelopments.
